*INFORMAL TENDER BY 25TH FEBRUARY 2022* A charming detached period village house in need of modernisation set in large gardens and enjoying wonderful long range views in a country setting. EPC Band G.

Informal Tender - Best offers are invited in writing by Friday 25th February 2022 at 12pm, noon. Please contact Stags for written instructions on how to make an offer.

The Property - Highlands is a fascinating detached period village house/former public house/cottage in need of extensive improvements set in large gardens adjoining fields and enjoying wonderful long range views in the village of Kittwhistle. It is estimated to date back some 200/300 years with later additions and has the immense benefit of not being Listed. The property has main walls of solid stone, flint and brick, rendered externally. The main roof is covered with clay tiles and the later extension has manmade slate (very recently re-roofed).

The property has a very interesting history and a long association with the current family. It was a public house from around 1900-1956, owned by the brewery Mitchell and Toms and known as The George and Dragon. The owners' grandparents, were the tenants in 1920s/1930s and also operated a village shop from the property. In 1956, the pub closed and the owner's parents then bought it and it has remained in the same family ever since.

Highlands is now in need of extensive refurbishment and offers excellent potential to make a wonderful home or possibly demolition for the erection of a new dwelling.

Character features include an inglenook fireplace, cottage and wood panelled doors, wood panelling and a window seat. A number of the public house features still remain intact including the bar and wooden benches to the former public bar. From the first floor, there are lovely views over the adjoining fields and countryside.

Briefly the accommodation extends to: Ground floor canopy porch, reception hall, living room (former public bar), kitchen/dining room with open fireplace (former lounge bar), shower room/utility, bathroom, rear store/former cellar, side lobby, WC. First floor landing, large main bedroom with interconnecting door to large second bedroom, two further bedrooms.

Outside - It stands on a good sized plot of around 1/5 acre, backing onto fields and there is potential to create plenty of off road parking and garaging (subject to any necessary consents). There is a currently a layby for two cars and adjoining the property is a covered area- the former urinals, store and coal store plus a rear former outside WC.

There is a large and private front garden down to grass. The rear garden is good sized and enjoys the wonderful views and incorporated a galvanised iron store/former engine house (before mains electricity was installed, this building contained the generator).

Situation - Kittwhistle is a delightful hamlet set in beautiful rolling countryside on the Dorset, Somerset and Devon borders. Local facilities include a garage/petrol station, church and there is a public house nearby at Laymore. The immediate locality is designated one of Outstanding Natural Beauty and there are numerous wonderful walking options on your doorstep. Although in a country setting, it is far from isolated being within only a few miles from the villages of Winsham, Thornecombe, Drimpton and Broadwindsor which all offer a good range of local amenities. Within easy driving distance are the towns of Chard, Crewkerne and Axminster (the latter two have mainline services to London), Yeovil, Beaminster, Bridport, Lyme Regis and the beautiful World Heritage Coastline are within approximately 20 minutes' driving distance. Windwhistle Golf and Country Club and Forde Abbey are also within approximately 15 minutes' driving distance.

Services - Mains water and electricity. Oil fired Rayburn cooker range (for hot water). Septic tank drainage.

Viewings - Strictly by appointment with Stags Bridport.

Directions - From Bridport, proceed to Broadwindsor and on reaching the centre, turn left signed Birdsmoorgate. At the Birdsmoorgate crossroads, turn right and continue for about 2 miles going through Blackdown and into Kittwhistle. On passing the garage/petrol station, Highlands is about 0.2 miles on the left.
