Lagg Estate - For sale as a whole

The estate extends to approximately 617.87 acres (250.04 Ha) which includes several attractive hill lochs plus riparian rights on the extensive Loch Poll together with 2 residential properties, a deer larder and a general purpose agricultural shed, all of which lie to the south of the main Drumbeg to Clashnessie road.

The land is an attractive mix of grazings, moorland and hill lochs which is set in the heart of the ancient scenery of Assynt, internationally renowned for its geography and geology. Sporting
The current owners have successfully run the estate on its sporting attributes with fishing on the hill lochs for wild brown and stocked rainbows from 2Ibs to 20Ibs. In addition there is some good deer stalking with the present owners taking approximately 7 stags and 6 hinds.

The property is currently run as a fishery with permits available for boat or shore fishing. There is considerable scope to develop and expand the fishery business and further capitalise on the current interest in the rural environment.

There is also some enjoyable woodcock shooting along Loch Poll and also some duck flighting. Approximately 150 pheasants annually which provides a small number of shoots for family and friends around Christmas and New Year.

There are two residential properties on estate which are both accessed off the B869 Lochinver to Drumbeg / Kyelsku Road.

Lagg House
This is the principal house on the estate and provides an attractive single storey residential property constructed of block walls set under a pitched tile covered roof in an elevated position, sheltered by mature trees, overlooking Loch Eileanach to the rear and Lochan Fearna to the front. Located just 2 miles from the estate is the iconic Clashnessie beach which has un-spoilt white sands and turquoise shallows enjoying the considerable benefits of the North Atlantic drift / Gulfstream with a temperate climate. The surrounding mountains of Suilven, Canisp and Quinag are some of the most dramatic mountains in the UK and shaped by the last iceage.

There is a local shop with post office, petrol station plus places to eat and drink in Lochinver; more extensive amenities can be found in Ullapool (inclusion primary and secondary schooling) to the south, and Inverness to the south east.
