BARNINGHAM HALL
Barningham Hall is an exceptional three-storey country home, over three floors and situated in magnificent park like grounds extending to 11 acres, on the edge of Barningham village. The origins of this fine home date back to the Tudor period with later additions including the red-brick Georgian facade, with Grecian columns and matching pilasters and complemented by tall sliding sash windows. This elegant and graceful home with its high ceilings and generous room sizes had been home to the present owner for the last 26 years. This country estate offers a high degree of privacy. The property is approached through a gated entrance with gravel drive, passing the lake as it meanders through to a mature, established parkland setting and a very spacious parking area for the house. The courtyard, outbuildings, wood store, stables boxes, garden store and secure garaging along with the detached two-story barn finished in a traditional external weatherboarding, bow in deference to the imposing Hall.

STEP INSIDE
The ground floor comprises a front entrance hall, the former estate office, now a comfortable study for the current owner, where views over the estate can be enjoyed and a large wood burner provides a welcome to visitors. The inner hall leads to an elegant staircase (and stair lift), with balconied landing above. The drawing room and dining room are of grand proportions and offer dual aspect over the grounds. The drawing room has a wonderful period marble fireplaces and bay windows, while the snug with marble fireplace and open fire has storage cupboard and a wheelchair lift to the first floor.

The kitchen / breakfast room is well equipped and boasts an oil-fired Aga, an essential item for every country house. Beyond, is a walk-in pantry and utility room. French doors lead to the garden room with excellent views over the private walled garden towards the summerhouse. The extensive paved private terrace area is ideal for entertaining and al fresco dining.

The first-floor landing is elegantly proportioned and leads to the principal bedroom, which has a wonderful seat in the bay window. There are five further bedrooms and three bathrooms. The first of the second-floor staircases leads to, two further bedrooms and the second, second floor staircase which leads to the 8th bedroom & shower room.

STEP OUTSIDE
Outside, to the south there are numerous well established, mature, predominantly English trees in well maintained condition. Formally this land was utilised for equestrian pursuits. The present owner chose to change the emphasis and removed the paddock fencing in favour or open parkland. It could once again be an equestrian facility.

The flint walled ha-ha, dating back to the eighteenth century has been preserved and rebuilt to its former glory. The south facing planting around the terrace and the private gardens are flourishing in bloom during the spring and summer seasons creating a delightful and tranquil setting.

THE OUTBUILDINGS
The extensive range of outbuildings are configured in an 'L' shaped formation and provide an opportunity for the secure dry storage with hard standing and uninterrupted access for manoeuvring.

The outbuildings in detail comprise:

-2 x Garages / plant store with two sets of double doors to each unit. Weather board finish, block built and rendered with pan-tiled roof.
-A garden store with double doors and a single personnel doors
-2 x stables with a storeroom.
-Wood store
-A further useful size storage unit.

The Barn

A two story detached barn with concrete floor, twin wide garage doors and a further set of timber barn doors providing excellent access. There are washing facilities with WC & washbasin within. A softwood staircase with handrail leads to the first floor where the walls & roof are fully insulated. This building has potential for use as a home office, workshop or conversion to an annex to the main residence (subject to planning).

There is a secondary vehicular access to serve this area with gated driveway.
