A very attractive extended lodge, set away from neighbours in an enviable rural setting.

Description

A very attractive Victorian lodge house which has been sympathetically extended and refurbished to provide a wonderful family home over two floors.

West Lodge is nestled in a quiet and private location in an Area of Outstanding Natural Beauty and set within landscaped gardens with formal lawns, mature borders, an orchard, a swimming pool and woodland. There is also a lovely outlook over the surrounding countryside.

Attractive internal features include three fireplaces with wood burning stoves, ceiling coving to the main rooms and a fine open-plan kitchen/dining room with painted units, quart worktops, ceiling down lighters, limestone tiled flooring and double doors out to the rear garden terrace. Upstairs, there are four double bedrooms and the principal bedroom enjoys a double aspect to the front and side, overlooking the surrounding countryside. The three bathrooms are all well appointed.

There is a detached double garage next to the house, the first floor of which has been converted to provide a guest/nanny double bedroom with its own en suite shower room.

The gardens lie predominantly to the south-east of the house and are fenced to the wood. The swimming pool area is terraced and landscaped and gated to the garden with a pool house housing the air source heating system and other equipment. In addition to the gardens, there is about 1.3 acres of woodland.

Location

West Lodge is located down a quiet country lane between the East Sussex villages of Rotherfield and Hadlow Down. The property is set in a private location, surrounded by farmland, which provides a lovely outlook. Despite this rural position, the property is located just over a mile from the mainline station at Jarvis Brook/Crowborough and is conveniently located for access to schools and shops.

Rotherfield is a small, pretty village with a church, chemist, village shop, post office, florist and antique shops. Crowborough is larger with several supermarkets including a Waitrose, Morrisons and Tesco, a leisure centre, Boots, WH Smiths, clothing stores and eateries and a golf course. Uckfield (about 8.4 miles) and Tunbridge Wells (about 8.8 miles) offer a more comprehensive range of shopping and leisure facilities, including a cinema.

State and private schools: There are some excellent schools in the area including Rotherfield Pre-School (outstanding Ofsted) and a Primary (good Ofsted), Skippers Hill Preparatory School in Five Ashes. At secondary level, the Beacon Academy in Crowborough, Mayfield School for Girls, Bedes in Upper Dicker, Eastbourne and Brighton Colleges.

Mainline rail: Jarvis Brook (Crowborough) – about 1.3 miles – has services to London Bridge with journey times from about 69 minutes.

Communications: The A26 (at Crowborough) links, via the A21, to the M25 London orbital. Gatwick Airport is about 28 miles to the west. Central London is about 48 miles to the north.
