A charming period detached house with attached annexe situated in a convenient rural location on a ‘no through’ country lane. There is easy access to Kingsnorth village, Ashford Station & the M20 motorway. The property is set in private, well planted gardens and is offered with a level paddock with a useful workshop, stabling & storage building.

The property has been in the same ownership for nearly 40 years.

In all about 1.61 acres

Musgrove is conveniently located within easy reach of Ashford and the M20 motorway, being located on a rural lane about 3 miles south of the town. Fast HS1 trains are available at Ashford Station offering regular trains services to London St Pancras taking from just 37 minutes. The M20 at Junctions 9,10 & 10a is also within reach. Kingsnorth has a primary school, village hall, doctors surgery and Norman church.

Musgrove is an unlisted detached ragstone and tile period house under a Kent peg tile roof which is believed to date back to the late 17th century or early 18th century. The ground floor area is mainly open plan with tiled flooring to the main area and an inglenook style fireplace in the living area. On the first floor there 3 bedrooms again with ceiling beams and some lovely wide oak floorboards.

The Annexe was added in about 1986/87 and blends well with the original house. Currently arranged as one large bedroom this could easily be divided if required o make 2 bedrooms. There is rear ramp access and a connecting internal door to the house if required.
Special Note – A small number of furniture items from Bedroom 1 and some of the white goods from the annexe can be left at the property if required.

Garden
The front garden is nice & enclosed and mainly laid to lawn with a central brick path to both the cottage & annexe. There are 2 cherry trees, 1 conifer tree and a large pampus grass. To the side of the Annexe is a small garden area, a small shed with coal bunker attached. Immediately to the rear of the house is a paved terrace area with well planted borders leading to the main lawn with the summerhouse, chicken house & run and a deck area next to the 2 ornamental fishponds. There is a fertile organic vegetable garden which has been producing for over 35 years. The garden then leads to the paddock beyond.

Outside & Outbuildings
There is a separate gated drive from Steeds Lane which leads to the land & outbuildings which comprise:
1) Workshop/Stables with Greenhouse Lean To which includes a useful workshop with adjoining 2 standard & 3 pony stables (see floorplan).
2) Nearby is a further Building for hay & straw (see floorplan)

Land
The land, which is understood to be good draining sandy soil, lies to the rear of the house and garden comprising a single paddock that was once old orchard. To the eastern side is a small orchard of young fruit trees and mature apple trees. Access is from the separate driveway and there are mature hedgerow boundaries with oak trees on 3 sides.
