Situation - The property is situated in Northwest Herefordshire bisected by the parishes of Kingsland, Eardisland, Monkland and Stretford. The land benefits from roadside frontage onto the A4110 near to the River Arrow about 4 miles East of Leominster and 14 miles North of the City of Hereford.

Land - The property coloured red on the plan extends in total to approximately 60.95 acres (24.66 hectares) of near flat arable and pasture fields that have been conventionally farmed.

The land benefits from a natural water supply and has direct access to the A4110. There is also access and a livestock holding area in field 3121. The River Arrow runs along the northern boundary and Moor Brook also passes through the land. The land is within a Nitrate Vulnerable Zone.

Services - There are no mains services connected. The land has a natural water supply, and it is understood that there is a mains water supply along the A4110.

Tenure - Freehold with Vacant Possession. Depending on the time of completion the vendor will either reserve the right to harvest the growing crops or there will be an agreed ingoing valuation to the purchaser.

Boundaries - The purchaser shall be deemed to have full knowledge of all boundaries and neither the vendor nor the vendor’s agents will be responsible for defining the boundaries or ownership thereof. The Purchaser(s) will be required to erect within one month where necessary and maintain stock proof boundaries against the land to the south which previously formed part of the holding.

Basic Payment & Stewardship Schemes - There are no Entitlements included in the sale. If completion occurs after the 15th May 2023 the Vendor will claim and retain the 2023 Basic Payment Scheme Subsidy. The Purchaser(s) must indemnify the Vendor for any breaches of Cross Compliance and Basic Payment Scheme rules for the remainder of the Scheme year. Fishing & Timber Rights - In so far as it is owned all standing timber is included in the sale. The vendor reserves the fishing rights but they may be available by separate negotiation.

Mineral Rights - In the Herefordshire Minerals and Waste Local Plan, Publication Draft, Site Allocations, November 2020 the land is shown as having Mineral Reserves of superficial sand and gravel from sub-alluvial River Terrace deposits. There will be a reservation to the Vendor for 40% of the net value of the minerals if extracted within a forty-year period of the date of acquisition.

Wayleaves, Easements & Rights Of Way - The property is sold subject to and with the benefit of all easements, quasi easements, wayleaves, and rights of way both declared and undeclared. There is a mains oil pipeline across the land.
