SITUATION
Fingask Farm sits approx. 5 miles to the south-east of Perth in the fertile plains that follow the south bank of the River Tay in the County of Perthshire. The nearest settlement to the property is the village of Rhynd which is located roughly a mile to the west of the property.

THE LAND AT FINGASK
Fingask Farm is a high quality, predominantly arable unit situated at the edge of the Earn Valley. As such, Fingask sits on a rich fertile bed of good agricultural land capable of supporting a broad variety of crops. The farm lies between the settlements of Bridge of Earn and Rhynd overlooking the junction of the River Earn with the River Tay.
The farming unit comprises 223.92 acres (90.62 ha) or thereby of productive arable land with between 19.77 acres (8 ha) to 29.65 acres (12 ha) of potatoes grown in the rotation annually. The farm benefits from being in one ring-fenced block, being divided into 9 enclosures, allowing for efficient management and agricultural practices.
The land at Fingask rises from the low lying fields at about 9m (30ft) above sea level to the north of the farm which lies at about 80m (262ft) above sea level. Rainfall is approximately 820mm per annum, the area is notably renowned for its mild climate. The land comprises predominantly Gleyed Warp Soils with Brown Forest Soils in places made-up of the Stirling and Carey Series.
According to the Land Capability for Agriculture maps produced by the James Hutton Institute, the land is a combination of Grades 2, 3.1 and 3.2 at Fingask. The majority of the land, to the south-east of the steading, is Grade 3.1 with the better Grade 2 land sitting on the north side of the holding. There is a small area of Grade 3.2 on the north-west side of the farm, located on the area of higher ground. The capability of the land indicates a broad range of cereals and crops can be grown; previous crops include, potatoes, peas, spring barley, winter barley, oil seed rape and wheat.
Access can be found in the form of an excellent network of internal tracks or externally from the unclassified public road providing access points for machinery and vehicles to all of the enclosures.

NITRATE VULNERABLE ZONE (NVZ)
The land at Fingask Farm is included within the Strathmore and Fife Nitrate Vulnerable Zone.
BASIC PAYMENT SCHEME (BPS) 2021
Basic Payment Entitlement was established on the 15th May 2015. The Basic Payment Scheme entitlements are available for the land and included within the sale offer. The entitlements are available are as follows:

Any payments relating to the 2021 scheme year will be retained by the Seller. If applicable, the purchaser(s) will be responsible upon occupation of the subjects of sale to comply fully with the Statutory Management requirements to maintain the farmland in Good Agricultural and Environmental Condition (GAEC) as laid down under the Cross Compliance rules of the Basic Payment Scheme (BPS) 2021 for the remainder of the scheme year.
