Location
Marchburn lies to the North of Kenmore approximately 1 mile from the historic conservation village of Fortingall in central Perthshire. This village is renowned for its ancient Yew Tree which is thought to be over 5000 years old. The picturesque village of Kenmore lies to the South on the shores of Loch Tay, with a primary school, village shops, restaurants, and post office. There are several historical buildings such as Kenmore Hotel, Taymouth Castle and Kenmore Church in the area. For most daily requirements, the Victorian town of Aberfeldy is situated to the East with banking and comprehensive medical services including a cottage hospital, cinema, a wide selection of individual shops, delicatessens, bakeries, art galleries and a leisure centre with swimming pool. For schooling, Breadalbane Academy in Aberfeldy provides secondary education, and there is a school bus running from Fortingall to the school. There is a Festival theatre and railway station at Pitlochry and for a more comprehensive range of high street shops, services and communication links, Perth is about 38 miles south. Outdoor enthusiasts are drawn to the area as the River Lyon is bounded by impressive mountains both north and south. The hamlet of Invervar in Glen Lyon is known amongst hill walkers as the starting point for the Glen Lyon Horseshoe, which is a high-level walk taking in four Munros on the north side of Glen Lyon. Ben Lawers, Ben More, Schiehallion and Stob Binnein are all close by and popular with walkers.
First class brown trout and salmon fishing is available on the Rivers Lyon, Tay, Dochart and Tummel. For country sport enthusiasts, there is a variety of stalking and shooting readily available on local estates. There are water sports on Lochs Tay, Earn, Rannoch and Tummel and for golfers there are local courses at Aberfeldy, Kenmore, Pitlochry, and the famous courses at Gleneagles are only about 44 miles away.

Outside
The gardens and grounds surround the property and extend to some 6.2 acres. There are areas of lawn, wild meadows, hedgerow, trees including an orchard, herbaceous borders and raised vegetable beds. Beautiful outdoor dining areas, charming walkways and seating allowing the gardens to be fully enjoyed. Shrubs, plants and Springtime bulbs are interspersed throughout which offer colour throughout the year. A gravelled private drive with parking is offered to the rear of Marchburn where a double garage with plant room and partially floored attic space is sited. Also included are two greenhouses, a polytunnel and various storage sheds.
