Wonderful Grade II listed country house situated in the centre of the Bodior estate with private beach, cottages and farmland.

Description

The Bodior Estate is an outstanding coastal estate with a diverse income stream from residential, agricultural and commercial lets. Its coastal position, close to the highly desirable Rhoscolyn on Holy Island, means there are endless amenity, leisure and environmental opportunities.

The Estate boasts extensive coastline, including a number of beaches – some of which are private, and one includes a stone castellated beach hut. The area is within the Isle of Anglesey’s Area of Outstanding Natural Beauty and attracts an abundance of wildlife. The diverse land types, including productive pasture, rough grazing, wet pasture, rocky outcrops and sand dunes, along with the coast, means there are endless opportunities for delivering environmental benefits and enhancing wildlife.

This listing is for Lot 1 of the Estate which includes Bodior House, gardens and grounds, beaches, 1 & 2 Garden Cottages, Bryn farmhouse and buildings along with 315 acres of land.

Bodior includes a wonderful Grade II listed country house situated in the centre of the estate, which is accessed from the main drive and enjoys a private and secluded setting surrounded by mature trees. Together with the house there is a range of outbuildings and formal gardens. The house provides well-appointed and generous rooms on both the ground and first floors, with smaller attic rooms on the second floor. There are 11 principal bedrooms along with an integral flat that could easily be incorporated back into the house: it has two double bedrooms, a kitchen, sitting room and a bathroom/WC.

The farm at Bodior is run in hand and has been run in this way for over thirty years with a farm manager in place. The productive pasture is grazed by the Estate’s own suckler herd of pedigree beef shorthorn cattle, a native species, and their flock of 300 or so ewes, which are a mixture of Welsh Mule & Welsh Halfbred. The farmland is a diverse mix of productive pasture, gorse, marsh lands, sand dunes and rough grazing which is well suited to native species. Conservation has always played a big part in how Bodior is managed and farmed due to its huge diversity of wildlife, which makes it unique.

Location

The Bodior Estate is situated within the Isle of Anglesey’s Area of Outstanding Natural Beauty (AONB), known for being one of the most distinctive, attractive and varied landscapes in the British Isles. The estate is located on the south-east corner of Holy Island, approximately 1.6 miles from both Rhoscolyn and the Four Mile Bridge.

Rhoscolyn and Trearddur Bay are two of the most popular and sought after holiday destinations in the north west. Rhoscolyn lies in the south western corner of Holy Island, looking out into the Irish Sea towards the Lleyn Penninsula. The scenery is dramatic, a rocky coastline with numerous inlets, coves and many small offshore islands. Trearddur Bay is notably one of Anglesey’s best beaches, boasting the prestigious Blue Flag award. Trearddur Bay is perfect for water sports with sheltered conditions. Behind the beach is a long promenade with local coffee shops, leisure shops and eateries.

Llangefni on Anglesey (14 miles) offers a host of local amenities including supermarkets, independent shops, cafes, restaurants, primary and secondary schools, along with a lively open-air market. The Menai Bridge is 20 miles east providing access to mainland Wales and further afield, Bangor has a wide range of amenities and is very accessible (23.6 miles), whilst the historical city of Chester is approximately 82 miles.

Holy Island is well known for its beautiful sandy beaches, many coves and wildlife, as well as its coastal path. It is popular for watersports, sailing, diving and kayaking. In addition to coastal activities, there are golf courses at Holyhead and Trearddur Bay, along with horse riding, cycling and climbing. There are a number of good pubs and restaurants in proximity, The White Eagle (1.5 miles) is a popular choice for both residents and visitors.

Bodior includes some incredible sandy beaches and stretches of coastline as well as rocky outcrops. The largest beach is Silver Bay which is a long and beautiful sandy beach. There are some smaller private beaches and inlets. Bodior is well placed for fishing including dabs, plaice and shrimps, there is also access to offshore fishing where catches will include sea bass, grey mullet, flounder, sea trout and flat fish and rays during the summer months. With access to private beach inlets, private mooring for a boat is available – it is particularly sheltered around Cymyran.
