A charming and beautifully appointed three bedroom detached thatched Grade II listed cottage situated in a fine rural yet accessible location close to the Somerset/Dorset border.

It is offered in excellent decorative order throughout and has recently been rethatched.

The accommodation comprises: entrance hallway, sitting room with inglenook fireplace, cloakroom, dining room/2nd reception room and a super farmhouse kitchen with an oil fired Aga. The first floor is a generous landing together with three double bedrooms and family bathroom. The cottage retains all the period features one would expect in a property of this age.

Pendomer lies on the Somerset/Dorset border about 5 miles south west of Yeovil and it is a traditional farming hamlet. The countryside here is hilly and heavily wooded and provides excellent country walking. The centre of the village lies in a glorious tranquil spot at the end of a narrow no-through road. The remainder of the parish is served by a small lane/road that wanders across the old railway bridge and away over Abbot’s Hill towards Halstock, giving access to Dorset. Some families have lived here for generations and this generates an enormous sense of continuity with the past, but Pendomer is not the sort of place to which people have retired for a quiet life - this is an active working community of all ages. The few visitors are usually passing through on one of the footpaths or heading for the little afore mentioned 14th century church, described by C Day Lewis in his poem “Seen from the Train”, that still attracts a regular congregation.

Hardington Mandeville is about 1 mile away has also has a church, public house and local shop along with East Coker (1.5 miles) which also has a church, village hall and a pub, The Helyar Arms. For wider requirements Yeovil (4.4 miles) and Crewkerne (6.6 miles) are both within easy driving distance.
There is a wide choice of local schooling from both the state and independent sectors, including Perrott Hill, Hazlegrove and the Sherborne Schools. For transport links the A30 (2.4 miles) and A303 (7.4 miles) are both within easy reach and there is a regular rail service from Yeovil Junction station to Waterloo taking about
2 hours and 16 minutes. Bristol, Bournemouth and Exeter airports are all between an hour to an hour and a half’s drive away, providing connections to both UK and international destinations. East Coker 1.5 miles, Hardington Mandeville 1.5 miles, A30 2.4 miles, Yeovil Junction station 4.3 miles (Waterloo 2 hours 16
minutes), Yeovil town centre 4.4 miles, Crewkerne 6.6 miles, A303 7.4 miles, M5 (J27) 25.9 miles, Exeter Airport 42.6 miles.
