A residential development site on the edge of a village extending to approximately 3.4 acres. The site benefits from an Outline Planning Consent for erection of up to 30 dwellings.
LOCATION
This residential development site, which is situated at White Post Farm, lies in the well serviced village of Ash in Kent approximately 9 miles from the seaside town of Deal and 10 miles from Ramsgate to the north and Canterbury to the west.
There are excellent amenities within the village including a village shop, pharmacy, public houses, village hall, rugby club and bowls club. The village is also served by Ash Cartwright & Kelsey Church of England Primary School together with St Faith's Independent Prep School.
DESCRIPTION
White Post Farm comprises an attractive detached red brick house with a decorative hanging tile façade under a tile roof although in need of modernisation throughout. To the rear of the house lies a range of single storey traditional brick buildings arranged around a central courtyard. The house and traditional farm buildings do not form part of the planning consent but are offered for sale with the adjoining residential development site.
Taking its access from the Sandwich Road, which is shared with the house and traditional buildings at White Post Farm, the remainder of the property comprises a small number of modern agricultural buildings together with a level and regular shaped parcel of land all with the benefit of planning consent for residential use.
In total, the property extends to approximately 3.40 acres (1.37 hectares) and is shown edged in red on the plan.
PLANNING
Outline Planning Permission has been granted by the Planning Inspectorate for "the development of up to 30 dwellings and parking with access from Sandwich Road, Ash (including demolition of modern barns)" under appeal reference APP/X2220/W/17/3187592 dated 28th September 2018. The extent of the land included within the planning consent is shown shaded blue on the plan.
The Appeal followed the determination of application reference DOV/16/01247 by Dover District Council.
A Section 106 Agreement dated 31st July 2018 requires financial contributions towards community facilities, healthcare, and sports provision amongst others totalling £134,795.60 (index linked). In addition, there is a requirement to provide 30% affordable housing.
Comprehensive information which forms part of the planning consent together with supplementary technical documents can be made available on request.
