Location

Looe sits within the locally designated Looe and Seaton Valleys Area of Great Landscape Value, with a 2011 Census population of 5,112. The Cornwall South Coast Area of Outstanding Natural Beauty (AONB) sits on the western fringe of Looe and extends towards Fowey. This coastline is also locally designated as Heritage Coast.

The South West Coast Path National Trail runs through the NDP area east to west from Kellow, passing Plaidy Beach and East Cliff to Hannafore.

Description

The site is located in to the north of East Looe, known as St Martin’s, close to St Martin’s church, Looe school, the railway station serving Liskeard (mainline to London Paddington 3h38m ) whilst being only 1 mile (1.6km) from the retail centre in the town, with the harbour, fish quay, and seafront linking through a street of historic buildings to form a distinctly Cornish location.

Site Location and Description

The extent of the land for sale is identified on the site plan and the gross site area is approximately 11.12 acres (4.5 hectares). The gently sloping arable field is approximately 6.3 acres (2.55 hectares) with the woodland being 4.82 acres (1.95 hectares).

The property is located off the B3253 St Martin’s Road and from Kimlers Way, a recent development by Barratt Homes.

Planning

The ‘Looe Neighbourhood Development Plan’ Draft Submissions Document has been submitted to Cornwall Council for adoption. Cornwall Council will carry out legal checks and then publish the Plan for a six week period of consultations. After that the Plan will be ’examined’ by an independent expert, before being adjusted prior to a local referendum being held in which all local residents on the electoral roll get the opportunity to vote.

The arable field within the site is allocated within the draft submissions document for residential development (H1.B).
