Galbraith are truly honoured to present ‘The Crab House’, a distinctive detached eco-friendly
house, situated by the sea in a charming coastal village on the Scottish east coast. The Crab
House is undoubtedly a successful example of a building whose design stems from its coastal
location, its use of natural materials and one of our world’s greatest natural energy sources, the
sun. Designed by the present owners, and architecturally supported, the property’s south facing position was carefully considered to embody the concept of allowing the structure to benefit from the natural light and energy. Its design and simplistic eco credentials have proven successful since the property was completed in 2014, with an almost carbon neutral status and offers a home of quality and with a unique style and energy conscious design. Thoughtfully constructed using locally sourced Douglas fir timber, the property has a curved roof laid with sedum and perfectly placed extensive windows throughout. The first floor is designed as one exceptional living space to capture the open sea views and this includes the kitchen area, dining area and sitting room with the entire frontage glazed. Double doors open out to the glass balcony extending the width of the
house and in the lounge area there is a wood burning stove which rotates 360. To the ground floor, where you enter the home, there is a vestibule, hall way, with stairs to the first floor. To one side you have an extremely spacious double bedroom with ensuite shower room. This room leads through to the conservatory, superb as a hobby room or additional living space, which sits in the design of the crab claw. To the other side on the ground floor is a further spacious double bedroom and a separate bathroom with wet room shower area. The second claw of the crab is detached from the main house and is designed as a greenhouse. Between the claws is a sheltered courtyard outdoor area for seating and steps lead to the front door entrance.

The Crab House sits in around 0.57 acres and it’s been important to the owners to create an
outdoor space which encourages wildlife, insects, bees, butterflies and birds. The garden has been
thoughtfully designed to create the perfect environment for such wildlife including various fruit trees, wild grass and flowers and natural paths meander through. There are enclosed vegetable cages, vegetable gardens and a green house. The charming Shepherds hut with wood burning stove gives guest sleeping accommodation and high on the hill behind The
Crab House is the timber glazed workshop positioned perfectly to capture the elevated incredible views and offers a special retreat space.

The Crab House is a rare and unique opportunity to acquire an eco-friendly home on the beautiful
Scottish coastline, perfect as a main home, second home or for those looking to run a holiday home or Airbnb.

SITUATION
The Crab House is located in the historic fishing village of Johnshaven in Kincardineshire. It is a
most charming coastal village, set just off the A92 coast road, with narrow streets still overlooking
its harbour, pub, village shop and small primary school. It is situated to the south of Inverbervie
and north of St Cyrus and this part of the coastline features rugged rocky outcrops and cliffs, together with sandy bays and beaches. St Cyrus beach is only a few minutes’ drive down the
coast and is a popular nature reserve. Johnshaven is situated midway between Montrose and
Stonehaven and local shopping can be done in Inverbervie, which is only a short drive away.
More extensive amenities are found in Montrose and in Stonehaven where the Mackie Academy
provides secondary schooling, as does Laurencekirk. Lathallan School, in the village itself, is a highly regarded Scottish independent co-educational day and boarding school offering private nursery, primary and secondary education. The A92 coast road and the A90 dual carriageway, give easy access north to Aberdeen and south to Dundee, including the benefit of the new Aberdeen western peripheral route taking you to Aberdeen International Airport in around 40 minutes.
