Peace and tranquillity - An attractive Cotswold stone property in the most beautiful setting with views down the Windrush valley.

HOUSE AND GROUNDS
As settings go, it doesn't get much better than this - located in an elevated position, in the heart of the Cotswolds and overlooking the most picturesque countryside is this wonderful family home. Believed to date back to the 17th Century, The Barn has a warm and inviting feel, with generously proportioned rooms - ideally suited for a family and modern-day living. This much loved property has been in the same ownership for the past 50 years, and gives a buyer an exciting opportunity to put their own stamp upon this special property.

Large, light reception rooms with their double doors are flooded with natural light and, in turn, open on to a terrace which makes for the most fantastic setting to enjoy outside dining Land entertaining.

The five bedroom, three bath/shower room (of which two are en-suite) makes for comfortable family living and, much like the ground floor, the bedrooms are all very light. The main bedroom is particularly impressive, having built-in storage and an ensuite shower room.

The south facing garden is laid to lawn and framed by a variety of established flower beds, all of which are full of colour in the summer months. Steps lead down to what has to be one of the main highlights of this property; a beautiful paddock which not only has a variety of trees and shrubs but has the River Windrush meandering through. A gravel driveway offers ample parking and there is a stone double garage which provides further parking/storage with greenhouse to the side.

In all, The Barn is incredibly special and one would do well to find a a house in a more enviable setting.

ABOUT THIS AREA
Barton is a small village, of beautiful houses on the Windrush River and appears in written records as Berton as early as 1287.

The adjacent, Guiting Power would be more widely known and is a typical Cotswolds village made up of russet-coloured houses clustered round a sloping green. This delightful village is a fascinating example of the unconscious harmony created by Cotswold masons over the centuries. The cottages, shops and inns are all beautifully cared for.

The Farmer's Arms in the village and the Hollow Bottom Inn on the road leading to Winchcombe form welcome breaks on a number of glorious walks that can be taken in this area - north-westwards to Guiting Woods, south-eastwards down the Windrush Valley to Naunton, or south-westwards to Hawling.

Near Guiting Power is the Cotswolds Farm Park with many interesting breeds of animal and is a favourite destination of families.

Places to visit close-bye include Winchcombe and Sudely Castle, the popular village of Broadway, the old market town of Stow-on-the -Wold and its many antique shops, the village of Bourton-on-Water and the many surrounding idyllic Cotswold villages and inns.

There are a number of state and private schools in the area, with schools in Bourton-on-the-Water, Kingham and Cokethorpe, along with the Oxford schools including the Dragon School, Magdalen College School and St. Edwards School. There are a host of others nearby including Kitebrook Prep School, St Hughes Prep School, Hatherop Castle School along with Cheltenham Ladies' College, Cheltenham College and Dean Close in Cheltenham.

Road communications are fantastic to the A40 which in turn provides access to London, and the M5 to the west.
