Comment from Robert Reed of Gascoigne Halman

"Haughton is a lovely semi rural village and this unique home offers something completely different to anything in the locality presently for sale. It has multiple features and a wonderful warm and inviting atmosphere.

Having only had two owners in 32 years, this is definitely a rare buying opportunity! Not only is this a superb family home but also a property that has two income generating holiday lets, with permission granted for one more if required. One of these two holiday lets could instead be utilised as annexe, should that be required for family purposes.

The house could be moved into immediately enjoyed as a great home for a large family - it is over 2100 square feet and has four bedrooms and four reception rooms.

An architect has drawn up an indicative plan as to how the layout could be altered so as to create a contemporary open plan kitchen / dining / family room that overlooks the south facing garden. The intelligent and stylish design suggested would be a great way of a future family putting their own stamp on the property after a period of time enjoying it exactly as it is. The proposed new layout is based on the current footprint and offers an exciting potential option. The proposed plan is available upon request from my office.

For those working from home, it should be noted that fibre broadband is available to the property via certain providers, including BT. It is also notable that the peace and tranquillity of Haughton belies what is a surprisingly convenient location for commuting - Crewe Railway Station is just ten miles away and the A49 and A535 both accessible within a few minutes drive.

For a personal discussion about this unique residence, please contact me directly or contact the office to arrange a viewing"

PROPERTY INFORMATION

The Cottage / Annexe

Positioned at the rear of the property, this area of the house has three possible uses. For those with larger families, it provides excellent additional living space to the principal residence. It can also act a self-contained two storey annexe for those with a dependant relative or returning child from University. The third use is an income generating holiday let.

The cottage / annexe comprises a kitchen and shower room on the ground floor and a sitting room and bedroom on the first floor. A large arched window on the stairs allows plenty of natural light and wonderful views over the south facing rear garden and grounds.

Shepherd's Hut (Holiday Let)

The hut is thoroughly equipped with kitchen storage and surfaces, a seating area, a bed and a shower room. It has its own high quality hot tub that has been carefully located to ensure total levels of seclusion and privacy. The hut with hot tub is a fantastic opportunity for those wishing to run a holiday let. Planning permission has been granted for a second shepherd's hut to be installed in the paddock and services for this are already in place.

Outside

The property is approached across a wide gravel driveway where there is parking for several vehicles and access to the double garage / workshop. This building benefits from a mezzanine floor, that give further storage potential.

A five-bar gate opens onto another large gravelled area providing additional parking and entry to the track which runs to the rear boundary of the plot. The gardens at Rookery Cottage are delightful. At the front, the garden is principally laid to lawn with mature shrubs and borders. A summer house provides a lovely spot from which to enjoy the surroundings.

To the rear there is a lovely recently laid Indian Stone patio which is a delightful location in which to relax or entertain. There is also an area of well-tended lawn and a gated access to the paddock. There is also a track that leads to the shepherd's hut and hot tub.
