Approx 5 Miles Lampeter in North Carmarthenshire.

Location - Situated in the rolling hills of North Carmarthenshire some 3 miles east of the Market town of Lampeter between the communities of Cwmann and Farmers less than 1 mile from the A482 roadway.
Lot 1 is intersected by a public by-way.

Description - A Traditional upland farm ideal for improvement or afforestation last occupied we are informed in the early 1970's. We are informed by the vendors that construction commenced for the erection of a bungalow with the slab remining in situ although enquires with Carmarthenshire county council confirm there are no records of this as their records only go back as far as 1974.

Lot 1 - On the eastern side of the roadway comprises a block of land of some 107 acres accessed by a part hard based and part tarmacadamed by-way but where erosion has occurred making it difficult to pass in places by vehicle.

Homestead - a sheltered location surrounded by some attractive level fields, this now comprises of the shell of the house with no roof and adjoining barn.
There is also a slab for a partly constructed bungalow.
Set away from the house on the opposite side of the lane is a further set of remains which we are informed was originally a mill.

Land - The land is generally undulating in nature in need of some improvement to revert it to its full agricultural productivity or could suit afforestation.
There are some attractive former hay meadows around the homestead with some wetter conservation and woodland on the eastern most extent.

Lot 2 - A parcel of some 16 acres on the western extent of the rodway divided onto two fields being level to gently sloping both with roadside forntage.

Planning Permission - Anybody interested in planning should contact Carmarthenshire County Council Planning Department. It is our understanding that the planning policy covering will be Policy H8 Renovation of Derelict and Abandoned Dwellings or Policy H4 in respect of Replacement Dwellings.

Note - There is evidence of historic Japanese knotweed growth around the homestead.

Directions - The farm is best approached by taking the A482 out of Lampeter though Cwmann continuing for approx. 2 miles at the cross roads just before Tafarn Jem turn left, taking the next right hand turning and the farm/land can be found after approx half a mile.
