Situated at the top of a wooded valley with fabulous views and 1.4 acres of grounds & gardens which run down to the foreshore of the River Dart
Location
Kingswear sits on the sunny, east bank of the River Dart at the entrance of the Dart Estuary in the South Hams. The village, which lies in the South Devon Area of Outstanding Natural Beauty, offers two pubs, a bistro / coffee shop, a post office, a church and The Royal Dart Yacht Club. Kingswear is on the South West Coastal footpath and is also home to the Dartmouth Steam Railway, a 7 mile heritage railway which operates between Paignton and Kingswear.
Across the river and accessible via 3 different ferries which run all day long, is the beautiful town of Dartmouth, home to the Britannia Royal Naval College and a wonderful selection of shops, boutiques, galleries, pubs and restaurants. In addition the town offers two supermarkets, a cinema, a medical centre and a leisure centre with indoor swimming pool. The River Dart's deep-water port attracts sailing vessels from all over the world and is considered to be one of the prettiest in Europe. For yachtsmen, Kingswear is at the centre of one of the finest cruising grounds in the UK and there are three well known marinas on the river with first class facilities for sailing and motor yacht owners alike.
There are sandy beaches at Torbay and all along the South Hams coastline together with several excellent golf courses. The nearby major town of Totnes offers main line rail links to London. The A38 (19 miles) provides access to the cities of Plymouth and Exeter, the M5 and Exeter International Airport.
Description
Brookhill, the neighbouring property to Brookhill Cottage, was built by the Holdsworth family in the early 1800s and was one of the most notable houses in the area. We believe Brookhill Cottage, which was built in the grounds, is possibly the former chapel to this impressive regency style house which is now apartments. Brookhill Cottage, which has been owned by the same family for over 50 years is now in need of some updating but offers spacious accommodation over three floors, spectacular gardens, established woodland and River Dart frontage with a running mooring (license required from Dartmouth Harbour Authority) and a small beach.
The accommodation comprises an entrance hall which leads to a bright and spacious open plan sitting / dining room with double doors opening to the balcony and offering wonderful views, exposed wooden floor and stone built fireplace. Also on this floor is the study and the double aspect kitchen / breakfast room fitted with a range of units and offering space for a cooker, dishwasher, fridge and washing machine. The two lower floors offer five bedrooms, two bathrooms and a shower room.
Outside there is a large outbuilding which offers a garage with mezzanine floor / studio above, workshop and further garage / store.
The gardens are a delight and adjoining the house is stone terracing, with lawns beyond. The remainder of the grounds are largely wooded and quite steep with paths leading through the trees, mature rhododendrons and camellias down to the water. It is truly beautiful.
Square Footage: 3071 sq ft
Directions
From the Lower Ferry, proceed up Fore Street, taking the first hairpin right turn into Church Hill (this is likely to involve a three point turn). Follow Church Hill to the sharp left hand turning and instead of following the bend to the left, diagonally cross over into the upper lane ahead which is Castle Road. Continue along Castle Road, passing the private signs and as you reach a row of garages on your left and Brookhill Court apartments on your right, the entrance to Brookhill Cottage is immediately after Brookhill Apartments.
