Description

Subdivided into five blocks, the land is generally flat and enclosed predominantly with mature hedgerows.
All the land is classified as Grade 3, with the soil described as loamy and clayey, and suitable for a wide range of cropping.

Lot 1
Lot 1 comprises four out of the five blocks, including Dryholme Farm, Seaville South, Seaville North and Red Flatts, extending as

Lot 2
Lot 2, known as Land at Wolsty, is a single block of permanent grassland extending to 47.32 acres (19.15 hectares) and outlined blue on the site plan.

Tenure & Tenancies

379.64 acres is occupied under two Farm Business Tenancies by Cumbria Bio Gas Limited. Both agreements commenced 14th
November 2016 for a term of 20 years terminating on the 13th November 2036 subject to renewal provisions. The current rent
passing is £58,205.26 and is subject to RPI linked increases on each third year anniversary (next rent review in November 2022).

The AD plant site is occupied under a Lease by Cumbria Bio Gas Limited. The lease commenced 14th November 2016 for a term
of 20 years terminating on the 13th November 2036 subject to renewal provisions. The site is let on a peppercorn rent.
The remaining land is held under an informal arrangement and vacant possession will be made available on completion.
