Description

Tre Anna is a stunning period property which is believed to date from middle of the 1800’s. Likely constructed of stone with white painted rendered elevations under a slate roof the house as an extremely attractive and elegant front façade with large sash windows providing an abundance of natural light into the house. The property enjoys a private and elevated setting overlooking its own land and with views across rolling countryside to Snowdonia.

Tre Anna was subject to comprehensive scheme of renovation some years ago, and in the last few years has been further upgraded and maintained to a high standard. Latterly the boiler was refitted in 2019, the septic tank upgraded in 2016 and which is registered with Natural Resources Wales, numerous cosmetic improvements internally including replacement of some bath/shower rooms and creation of a ground floor bedroom suite, all with ongoing general upkeep, notably in April 2021 the house has including the windows has been repainted.

Tre Anna now offers an exciting opportunity to acquire a wonderful period home which supports an abundance of character typical of its era, with spacious and superbly proportioned rooms, high ceilings, period windows and fireplaces, a Minton tiled floor in the hall, and an elegant turned staircase.

From a large vestibule with double doors there is access into the hall off which is an extremely useful double bedroom with en-suite shower room. The hall has a lovely tiled floor and opens directly into the dining room which is in the centre of the house and has aspects to the front and rear. Beyond the dining hall, a wide arch opens to the kitchen, a broadly square room which, together with the conservatory and drawing room, provides a fantastic space for everyday living. There is an extensive range of wall and floor units beneath granite work surfaces, a Brittania Range cooker with double oven and 6 ring LPG hob, Villeroy and Boch sink with mixer, and central island with oak top, further storage and NEFF microwave.

The kitchen provides access into the drawing room and conservatory. The drawing is a lovely room, with ceiling cornice, fireplace with woodburner and deep bay window with floor to ceiling sashes overlooking the front garden which is south east facing. The conservatory also takes in views of the gardens and south over farmland.

At the rear of the house is a useful boot room with separate W.C. off and utility, also access into the integral garage which has an electric up and over door and is served with light and power.

At first floor level the accommodation is as comprehensive, all accessed from the turned staircase and off a spacious galleried landing. The bedrooms are all well proportioned and have views across the grounds, the master suite being particularly impressive having the same deep bay window as the drawing room and steps down to a shower room with extensive wardrobes and bathroom beyond. In addition are two further double bedroom suites each with shower rooms off, and the fourth bedroom at first floor level is presently used as a separate lounge.

Location

Tre Anna occupies a peaceful location in a particularly scenic and unspoilt part of the island, close to the southern most point and an Area of Outstanding Natural Beauty. Accessed via a long privately owned drive the property enjoys an open rural aspect across the surrounding countryside and yet is close to a number of villages providing a good range of services.

Brynsiencyn, which is about a couple of miles away, has a village shop and pub, with nearby Menai Bridge and Bangor both having a choice of supermarkets including Waitrose and Tesco. There are several popular pubs and restaurants locally including Dylan’s at Menai Bridge, The Oystercatcher at Rhosneigr and The Ship at Red Wharf Bay.

On the recreational front the island is surrounded by wonderful coastline with numerous beaches many of which are only a short distance from the property. Of particular note are Aberffraw, Rhosneigr and Newborough from which there is a lovely walk either along the beach or through the forest to Llanddwyn Island which becomes separated from the mainland at high water. Indeed the coastal path runs around the whole of the island which enables one to fully appreciate the different coastal features and outlooks, and there is also wonderful walking in the nearby Snowdonia Range.

Other activities and attractions include, the Anglesey Sea Zoo, Halen Mon and Foel Farm Park all at Foel, golf courses at Rhosneigr, Holyhead and Bull Bay, motor racing at Ty Croes riding stables at Tal y Foel on the banks of the Menai Strait and which is within a couple of miles, and on the mainland Surf Snowdonia at Dolgarrog and Zipworld at Llanberis, the largest zip zone in Europe. There is also of course excellent boating and general marine activities along the Menai Strait and across the Irish Sea in general including a yacht club in Beaumaris, marinas at Port Dinorwic, Deganwy and Conwy, Ribrides on the Straits and Plas Menai Sailing School on the mainland.

Communications

Tre Anna enjoys excellent road and rail links being approximately 7 miles from the A55 Expressway for travel across the North Wales coast and linking with the national motorway network just beyond Chester (70 miles). There is a direct rail service from Bangor to London Euston via Crewe and for travel to Ireland, a daily ferry service from Holyhead to Dunlahoaire. Liverpool and Manchester are 90 and 100 miles distant respectively both with international airports.

Outside

Tre Anna is approached via a long drive passing between fields and through an electrically operated gate. The drive then winds its way up through lawned gardens with ornamental fountain, and passed an area of attractive woodland underplanted with spring bulbs and shrubs with plenty of colour including rhododendrons. The drive culminates in a parking area to the side and rear of the house which in turn provides access to the garage.

Opposite the house is an impressive walled garden supporting vegetable garden, fruit trees and herbaceous and floral borders. This area provides a peaceful and extremely sheltered environment for amenity garden and/or as a productive growing space for fruit and veg. Along one side of the garden is a stone and slated outbuilding (approx. 90’ x 15’) which presently provides useful storage but which also offers scope for conversion subject to obtaining any necessary consents. The building presently has restricted headroom.

The remainder of the grounds comprise further lawns with some floral borders and numerous impressive mature trees which extend around some of the boundaries providing a wonderfully private and peaceful setting against the backdrop of the Snowdonia Mountain Range.
