An attractive country house set within secluded gardens with stunning views.

Description

DESCRIPTION
Kelton is a handsome, red sandstone country house dating back to 1886 with the tower and billiard room thought to have been added on in 1907. It is set within beautiful, private grounds with established gardens and uninterrupted views over the Nith Estuary towards Criffel and the Solway Firth beyond.

The front door accesses an entrance vestibule with decorative glazed door opening into the grand entrance hallway beyond. From here, all the ground floor reception rooms are accessed including the cosy sitting room with dual aspect windows and fireplace with Dowling stove. Opposite is the dining room with the same dual aspect windows and an attractive feature fireplace and decorative cornicing. There is a further formal drawing room again with windows on two sides and access to the garden as well as a fireplace with another Dowling stove. To the north of the ground floor is a beautiful billiards room with a fireplace and many original decorative features. To the back of the house is the dining kitchen with fitted wall and floor units and a very handy butler’s pantry with the original cabinetry within. Beyond the kitchen is a large boot room and utility area with back door out to the garden and a further large store room. There is a cloakroom on the ground floor.

On the first floor there are four bedrooms, the principal with a Jack and Jill en suite bathroom and there is a further family bathroom. There are various store rooms which could be utilised for additional bathroom space (subject to appropriate consents) or wardrobe / general storage space.

There are two bedrooms on the second floor.

The basement contains a wine cellar and store.

The wonderful gardens are well presented with lawned areas surrounded by mature trees, providing shelter and privacy, and a variety of rhododendrons along the gravelled driveway. To the back of the property there is a particularly private spot within the former walled garden where there is also a handy garden shed which is used for storage of garden equipment although could be redeveloped to create an annex or studio / garden room.

Location

SITUATION
Kelton occupies a stunning location in the southwest of
Scotland and sits in an elevated position surrounded by
beautifully tended mature gardens which offer privacy and
colour all year round along with stunning views towards
Glencaple village and the Solway Firth beyond. The house is
approximately 4 miles from Dumfries which is a busy county
town providing a wide range of facilities including schools,
a newly built hospital and a wide range of shops, sports
clubs and professional services. The M6 and M74, the main
route between northwest England and Scotland is around 24
miles to the east, and the M74 provides a commuter route to
Glasgow. There are railway stations at both Dumfries and
Carlisle with regular services to Glasgow and London.

The southwest of Scotland is well known for its mild climate,
attractive unspoilt countryside in abundance and the diversity
of its recreational facilities and field sports including shooting
and stalking as well as trout and salmon fishing on numerous
rivers and lochs. A wide variety of beaches, coastal paths
and beautiful walks are within easy reach. The location is
also famous for excellent hill walking and cycling along
numerous cycle routes. In 2009, the International Dark Sky
Association confirmed Dark Sky Status to the Galloway Forest
Park, the first area in Scotland to be so designated. There
are several golf courses within travelling distance including a
championship course at Southerness on the picturesque coast.
Kelton is also within easy travel distance of the nature reserve
at Caerlaverock Castle where there is a wide variety of birds,
