The land is south to south east facing and classified Grade 2 on the Agricultural Land Classification with freely draining soils. The land is currently cropped as an apple orchard; Cox with Discovery for pollination, but has the potential to be planted with vines.

The land is subject to a Farm Business Tenancy with vacant possession due from the 1st January 2023.

The land to the North of Heronden is located in a prime fruit growing area on the edge of the Weald and is situated five miles to the south east of Maidstone on the outskirts of the village of Chart Sutton. The proximity to Maidstone and the M20 provides the land with easy access to national and international travel connections as well as a full range of amenities.
