A superb home, ideal as an equestrian property, is set well back from the road down a shared drive that leads through timber gates onto a gravel driveway surrounded by lawns and grassland beyond amounting to a total of 6 acres (sts). The attractive, modern house has a large, separate garage and has been totally renovated by the owners so that it presents as if a brand new property. The location is excellent for quick and easy access into Lincoln, just 7 miles west, whilst Newark is a half hour drive where the fastest trains to London Kings Cross take about 80 minutes. Highly regarded schools are in close proximity making it the perfect family home. To the east, in less than ten minutes you can be in the Lincolnshire Wolds, an Area of Outstanding Natural Beauty with unspoilt villages amongst rolling hills, with the coast further beyond. Epc Rating - C

“I came here about five years ago and bought Cornfields in a really bad state. It was built in the 1980s but was a repossession and was virtually uninhabitable, so I completely gutted it and started from scratch. It didn’t have central heating and floors were chipboard. I turned the adjoining garage into the new kitchen area to capture the best of the sun, and built a new separate one.”

“The house is all new inside. We’ve used Farrow & Ball paint throughout, and there are built-in wardrobes in the master bedroom. It’s been a perfect place for entertaining with the huge kitchen diner with French doors onto the terrace, leading into the living room with the bi-folds so you can easily spill out into the garden. If it wasn’t for an unforeseen relocation, I would have stayed here possibly forever so I’ve installed high spec fittings.”

The setting, which already has a substantial amount of post and rail fencing encircling the property, is a haven for nature. “The paddock land backs onto farmland bordered by Nettleham Beck where we have a resident heron, a visiting muntjac, and see many different birds – often egrets fly up and down the beck. We have planted a lot of silver birch, pink hawthorn, red robin, some maple, fruit trees, an oak tree, and we have some lovely David Austen roses, all thriving, and jasmine together which help conceal the oil tank enclosure.”

“As there are so many acres of good grazing here, it made sense to apply for planning permission to erect a stable block and create a menage, which was granted in March 2021*. There is an option to purchase a further acre at the front along the roadside, under separate negotiation.”

“There are some great villages round here; we’re always nipping down to Nettleham which has a Cop-op with a post office, a fish and chip shop, a Greek take-away, a florist and two pubs, there’s a farm shop for fresh veg nearby, and a fantastic Farm Park for children.”

*The approved application can be viewed via the estate agent or at West Lindsey District Council Planning Department (Application No. 141723)

Langworth is primarily residential but several neighbouring villages are well serviced with convenience stores and pubs, in particular Nettleham only a few minutes’ drive. The property is close to the historic city of Lincoln, the centre just 7 miles or about a 10 minute drive, with everything you would expect from such a place including a train station, a stunning cathedral and a castle perched on top of the hill.

About the same distance in the other direction, the undulating hills of The Wolds offer a beautiful rural landscape to explore with lovely villages, and beyond this, marshland that leads to the Lincolnshire coast. Literally just up the road, for children, there is Rand Farm Park as well as Woodside Wildlife Park.

For reaching London, a half hour drive to Newark to the southwest, and catching a fast train to Kings Cross (approx. 80 minutes) means a total journey time, door to door, into central London of about 2 hours. At Newark, you can also pick up the A1 trunk road.

Cornfields lies in an area with a choice of excellent schools for primary and secondary education, all within easy reach. Ellison Boulters in Scothern and Reepham C of E Primary Schools are both rated Outstanding by Ofsted, both in villages within a 5 minute drive.

Secondary schools rated Outstanding by Ofsted are William Farr C of E Comprehensive 12 minutes away (5.5 miles) and The Priory Academy LSST 15 minutes (8.3 miles). Three further options, rated Good, are Lincoln Castle Academy 11 minutes (6.4 miles), The Priory City of Lincoln Academy 16 minutes (10.6 miles) and Lincoln Christ’s Hospital School 10 minutes (5 miles).

In the private sector, the extremely highly regarded Lincoln Minster Schools (Prep and Senior) are also around 10 minutes away in the city centre.
