Residential development opportunity

Description

An opportunity to purchase a residential development site with planning permission granted for three residential dwellings.

Situation

Saxilby Moor Farm is situated approximately 8 miles to the north of the city of Lincoln, it has good road connections with the A46 lying to the south and A57 to the north, these provide access to the A1 in the west. Newark Northgate train station has regular trains to London with fast trains taking 1 hour and 20 minutes. The property sits in a rural position with far reaching views across the countryside.

Farm Buildings & Residential Development Opportunity
The buildings are a mixture of ages and construction. They are accessed by a separate entrance to that of the residential from the public road allowing for easy division.

General Purpose Building - Formerly used for housing pigs constructed from a steel frame, cement fibre roof, corrugated steel cladding, thrust grain walling on one side and concrete floor.

Old Grain Store - Previously used for storing grain with on floor drying, this has been removed along with tunnel to enable housing of pigs, steel frame, thrust grain walling, concrete floor, two full height roller shutter doors, cement fibre roofing and cladding.

Dutch Barns - Until recently used to house stock but could hold forage, steel frame, corrugated steel roofing and concrete flooring.

Cattle Barn No 1 - Steel frame, red brick walling part way with cement fibre cladding across the roof, concrete floor and open access to dutch barn and cattle barn No 2.

Cattle Barn No 2 -Adjoining the traditional red brick building (Coach House - with planning permission for redevelopment), is steel frame, concrete flooring, part red brick walling remainder Yorkshire cladding.

Traditional Buildings
Cart shed and Old Mill building - Red brick constriction with clay pan tiles, cart shed adjoining Old Mill which is set across two floors with stairs providing access to first floor where there are windows.

Coach house - This has been part converted with walls lined internally, timber clad kitchen dining room, living area, two large rooms on the first floor and bathroom facilities.

Planning Permissions
There are two live planning permissions across the site permitting the construction of three residential dwellings. Under planning application, (ref No 143430) permission has been granted for the conversion and extension of the two traditional buildings into two residential properties. Permission was granted by West Lindsey District council on 04/10/2021 as part of this permission a number of other more modern farm buildings need to be removed; no works have commenced.

Secondly a further application has been approved (ref No 144737) for the conversion of the old grain store and general purpose shed to a substantial residential property with indoor swimming pool. This application was made under permitted development rights with the decision made on 24/05/2022.

In addition planning permission has been granted for a new access to the farmhouse and for construction of stables and garaging to be used in conjunction with the farmhouse (ref No 141994). This would enable the farmhouse to have its own access separate to that of the development that has been granted planning permission.
