Situation

Growland Farm is situated in a secluded, rural location within the beautiful Herefordshire countryside, close to the historic market town of Bromyard, which is easily accessible. The town is referred to as the "Town of Festivals", notable for its variety of traditional festivals held throughout the year. This property is well placed for the local towns of Ledbury, Malvern and Leominster, with the Cathedral cities of Hereford and Worcester within easy reach. This part of Herefordshire, which lies close to the Worcestershire border, is known for its traditional farms, undulating countryside and productive orchards.

Growland Farm

* Growland Farm was historically a small, circa 1850’s cottage which has been extended over time and more latterly in the 1980’s, to create a spacious family home in a fabulous rural setting.
* An entrance hall leads through to the spacious country-style kitchen/breakfast room, with exposed beams. The kitchen offers ample storage, and has a useful walk-in larder/utility, with space for a washing machine and tumble dryer. There is also a WC off the entrance hall.
* The formal dining room, which leads off the kitchen/breakfast room, has a fireplace with electric wood burner and an attractive flagstone floor, with patio doors leading out to the garden. There is potential to create a very spacious kitchen/dining/family room by removing the dividing wall, if desired.
* A very generous “L”-shaped sitting room also leads off the kitchen and whilst open plan, two separate areas have been created within this space; a snug area with feature fireplace with a gas fire, which could (truncated)

Growland Farm Ctd

* An indoor, heated pool adjoins the main house and is accessed off the kitchen. The pool room has floor to ceiling glazing on three sides to take in the superb views with access to the garden via French doors. There is also a plant room, and separate shower/changing room with WC.
* A spindle staircase leads up to the first floor, where there are five bedrooms, three double rooms and two single rooms and two, family bathrooms; one being a “Jack & Jill” bathroom to the main bedroom and adjacent room, which has a steam shower and separate jacuzzi bath. The spacious main bedroom has a triple aspect to take in the stunning views
* The second bathroom also has a separate bath and shower, and a “box” room provides a useful space for storage, a study or could be utilised as a walk-in dressing room.

The Outside

* The property is approached by a long, unadopted shared drive which leads to a large parking area, where there is space for several vehicles, including a horse box/lorry, camper van, trailers, etc.
* Lawned grounds surround the property, and there is plenty of scope for keen gardeners. A hard surface tennis court provides a great leisure facility, or the area could be utilised to create a manège/arena, if desired.
* The gently sloping to sloping pastureland is split into four enclosed paddocks, easily accessible from the house, with a natural stream running along the lower boundary. There is ample space to erect stabling and/or field shelters.
* The self-contained, one-bedroom annexe is detached from the main house and has an attached, two-storey workshop/store, which offers potential to create a larger, two bedroom detached annexe; perfect for dependent family members, as guest accommodation, or possibly Airbnb/holiday/residential let.
* There is an additional, detached (truncated)
