The land is interspersed with small areas of woodland and pools which provide some environmental interest.The land is accessed via two tracks leading off the council-maintained road, as denoted by “A” and “B” on the plan. At point B, only part of the access track is owned. Beyond this area, the access is via a right of way. According to Soilscapes, the soil is a slowly permeable, seasonally wet, slightly acid but base-rich loamy and clayey soil. The land is classed as Grade 3 according to the Agricultural Land Classification for England and Wales.
