Overview

Spacious, four bedroom single storey detached property set in around 1/3 acre, enjoying spectacular views southwards over the Pool of Virkie and the airport, to Sumburgh Head and out to sea. Lerwick approximately 23 miles.

The property which has uPVC double glazing and oil-fired central heating, comprises a very spacious, 27' long living / dining room, a large modern fitted kitchen / diner with integral appliances, modern bathroom and separate shower room, plus the four bedrooms, three good-sized doubles and a single room or office. The large, 7.3m x 4.6m store / utility area was originally a garage and could be converted back to such use if required. Alternatively it could perhaps be converted to provide additional living accommodation, subject to necessary consents.

There is a boating club and marina by the house, and a local shop close by.

The property would benefit from some mainly cosmetic updating which is reflected in the price, but nonetheless provides plenty of inside and outside space with the benefit of the fine views.

General Information

'Skitpow' is situated on the East Shore road which runs along the north side of the Pool of Virkie at the very southern tip of the South Mainland of Shetland approximately 23 miles from Lerwick, the location putting it within easy reach of Sumburgh Airport and travel to mainland Scotland. There is a boating club and marina just below the house, and a local shop and post office nearby in the small village of Toab, further amenities being available at Dunrossness about 3 miles to the north, including a mini-supermarket with fuel pumps, and also the area's primary school, older pupils going to Sandwick or Lerwick.

There are many places of interest in the South Mainland area including Sumburgh Head and its RSPB reserve & visitor centre, archeological sites at Jarlshof and Scatness broch, Quendale Mill, and slightly further afield, the Loch of Spiggie, another RSPB reserve, and St Ninian's Isle and its spectacular sand tombolo at Bigton.

Further information about the South Mainland area can be found at:-

The property is being sold in its current condition and no warranties will be given in respect of any contents or services

Accommodation

A porch with glazed front door and large side window looking out to the Pool of Virkie, provides the entrance to the property and space for coats etc., from here a glazed inner door opens to a large, very spacious living / dining room with laminate flooring, a bright room thanks to the internal window to the porch and a wide triple window again enjoying the fine open view to the Pool of Virkie. There is a solid-fuel room heater (not tested) set on a tiled hearth with stone clad surround behind, although there is also a central heating radiator.

A door from the living room leads to a hallway with built-in cupboard and access hatch to the loft. On the right is the substantial kitchen / diner its two windows enjoying open views over the farmland behind the house. Modern fitted units in a white gloss finish provide extensive cupboard and worktop space and include an integral oven, a hob with cooker hood over, and concealed larder fridge and dishwasher, as well as an inset 1½ bowl sink with waste disposal unit. There is a space for a small table and chairs and a built-in airing cupboard houses the hot water tank. Slate tile effect laminate flooring.

A door at the far end opens to a rear porch with back door and further space for coats, and a door to a large store (originally a garage) which provides a huge amount of easily accessible storage space and could potentially be converted into additional living accommodation if required, subject to the usual consents. It has its own uPVC entrance door with glazed panel to the side plus further windows to the side and rear, power & lighting and a cold water tap plus plumbing for a washing machine.

Back off the hall are the four bedrooms (or three bedrooms and an office), a modern bathroom and separate shower room. Three of the bedrooms are doubles, all with built-in wardrobe space. Bedrooms 1 & 2 which both face south enjoying the fine views, are both generously proportioned, the main bedroom 1 having a fitted dressing area with light and mirror over between two wardrobes. Bedrooms 3 & 4 are situated to the rear of the house.

Both the bathroom and shower room have been re-fitted in recent years, the bathroom having a bath with electric shower over, the sinks and WC's in both rooms being set in fitted cupboard / vanity units provides handy storage space and also concealing the toilet cistern. Both rooms also have a mirror with integral lighting.
