More Information
The property has been updated and well maintained by the current owners, both inside and out. In 2019 three contemporary style bathrooms were fitted and bespoke window shutters were installed to many of the windows all of which are double glazed. A damp-proof course was fitted in 2018 with a twenty year warranty.
The spacious entrance hall opens into a traditional anteroom/occasional sitting room. An original cottage door leads the way to the elegantly proportioned sitting room with ornate cornicing and ceiling rose, a painted timber floor, bay window and open fireplace housing a gas fire. There is a separate study/snug with a pair of windows facing west over the courtyard, and fibre to the property enabling superfast broadband. The impressive kitchen/dining/living room is connected to outside space on two sides: French doors open to the pretty walled garden, and bifold doors open to the south facing courtyard. The contemporary kitchen is well designed with integrated appliances including a wine cooler; there is a double butler sink with Quooker hotwater tap, a British built electric Stoves Richmond Range Cooker with induction hob and Smeg extractor hood with fan over, and a large island with breakfast bar. A useful separate utility room/cloakroom sits alongside.
On the first floor, the large and light principal bedroom enjoys glorious views over riverside pastures and the 15th century church in the old village. There is potential to create a superb bedroom suite with existing shower room and both dressing room and walk in cupboard; this significant space could even become an annexe. A separate family bathroom services the two large bedrooms, both with views over the paddock, and a single bedroom with south facing outlook across the courtyard garden. In addition, there is a useful Jack & Jill space between ‘Bedroom 3’ and ‘Bedroom 4’ that would make an ideal playroom.
Outside
From Huntington Road a tarmac drive leads to a private gravelled parking area for up to five cars, directly in front of Manor House. This drive is shared with adjoining Manor Farm. A wrought iron gate within rail fencing gives access to the garden path and front entrance of the house flagged either side by lawn. A further wrought iron gates opens to the walled garden which is set behind a high mellow wall with strategically planted shrubs, trees and hedgerows. Here is a generous area of lawn edged with herbaceous borders and a paved terrace abutting the house. Two storage sheds lie on the south west boundary.
In front of the house a timber garden gate opens to the secure paddock which extends to more than half an acre. On the nearside is a large, detached, southerly facing summer house/storage facility with lovely views which could be converted further to become an office. Within the grassed paddock are two distinguished oak trees, a recently planted orchard and lavender bed. The whole is bounded by a combination of parkland railings with beech hedging and timber fencing.
The inner courtyard garden is a sheltered area accessed from the kitchen, ideal for al fresco dining; it is fenced on the southern boundary with a raised bed and a timber shed.
