A heavenly highland home.
Description
The Walled Garden was constructed in 1980 on the sheltered and sunny site of greenhouses that once supplied fruit and vegetables to Garth House. Having been designed to reflect the shape and size of the original greenhouses, the house sits comfortably in the garden with an understated charm. Inside, the house is divided so that the bedrooms are on the north side while the living rooms are on the south side, with windows that frame views of the garden. The kitchen, which has the original garden wall as its backdrop, has a red two oven AGA, an electric hob and an island. This lovely vaulted room is open to the sitting room where there is a wood burning stove and lots of space for comfortable seating. Double glass doors from the sitting room open to the conservatory which is the perfect place for a dining table overlooking the garden. On the other side of the kitchen is a bedroom which would also make a great office or cosy television room. At the rear of the house, on an upper level are three further double bedrooms, a bathroom with electric shower and a shower room. There is a utility / boot room by the entrance to the property.
Outside
The Walled Garden is set in about 2 acres. It is approached by a rhododendron-lined driveway which winds its way around the wall of the garden to a large parking area behind the house. Here there is an expanse of lawn and a small walled garden (subject to obtaining the relevant consents) could be an ideal spot to construct a garage, outbuilding or even an office or guest bothy. A pretty wrought iron gate opens into the main garden where gently sloping grass falls away from terraces beside the house. An avenue of blossoming original apple trees forms a focal point and a fabulous variety of plants and roses, including some original fruit trees climb the walls.
Outbuildings
Alongside the rear of the house there are a series of roofed storage areas which are ideal for fuel, machinery and garden tools.
Location
The Walled Garden dating back from 1835 is situated within the formal gardens that once belonged to neighbouring Garth House. Garth is a small community not far from the conservation village of Fortingall, a few miles west of Aberfeldy. Aberfeldy (7 miles) is the nearest town and has all essential services including a medical centre. There is also a great selection of independent shops, art galleries, cafés and restaurants as well as a cinema.
The Walled Garden is perfectly placed for enjoying the outdoors. Several well-known beauty spots are within easy reach including Tay Forest Park, Glen Lyon, Fortingall village, the Falls of Dochart at Killin, Kenmore beach on Loch Tay, The Queen’s View at Loch Tummel and the Pass of Killiecrankie. Schiehallion and Ben Lawers are two local Munros that are popular with walkers. Various water sports take place on nearby lochs and rivers with the rapids at Grandtully being popular for canoeing and rafting. There are golf courses at Aberfeldy, Strathtay, Kenmore and Pitlochry, and any number of beautiful walking and cycling tracks can be explored in the area. Fishing, shooting and stalking can all be taken on local estates.
The Walled Garden has all the benefits of a highland location, while remaining very accessible. Perth is only 38 miles south via the A9, while Edinburgh and Glasgow are both within about 83 miles. Pitlochry railway station (22 miles) also has direct links to Inverness and London.
