Castle Camps is located 6.4km (4 miles) south west of Haverhill, 13km (8.1 miles) north east of Saffron Walden and 26km (16.1 miles) south east of Cambridge. The site lies to the south west of Bartlow Road on the outskirts of the village with uninterrupted south west facing countryside views.

Castle Camps is well located for access to the market towns of Haverhill and Saffron Walden as well as Cambridge city. The village benefits from a public house, farm shop, primary school, church and village hall.

DESCRIPTION The property comprises a level greenfield parcel of land approximately rectangular in shape, currently disused, which extends to an area of approximately 0.42 hectares (1.04 acres).

Surrounded by trees, the site is bounded to the north west and south east by residential properties. The north eastern boundary abuts the highway verge running parallel with Bartlow Road. The site is bounded to the south western by an open arable field. Drainage ditches run along the northern eastern and south western boundaries of the site.

PLANNING The site was originally granted Outline Planning Permission on 7th February 2018 (ref: S/4469/17/OL) and reserved matters were approved on 9th October 2020 (ref: S/4538/19/RM) for 5 detached dwellings with garaging. There are no affordable housing requirements for the scheme.

WAYLEAVES, EASEMENTS, COVENANTS AND RIGHTS OF WAY The property is sold subject to all wayleaves, easements, covenants and rights of way whether or not disclosed.

DRAINAGE Terms have been agreed with the owner of the field to the south for an easement to install a foul drain and to connect into the Anglian Water foul sewer. The agreement also includes the right to drain surface water into the southern boundary ditch. The foul drainage and surface water conditions have been discharged from the planning permission.

TENURE The freehold of the property, as shown edged in red on the plan, is offered for sale with vacant possession on completion.

VALUE ADDED TAX VAT will not be payable on the purchase price.

METHOD OF SALE The property is offered for sale by private treaty.
