A rare Arts and Crafts gem, this beautifully detailed five-bedroom country house sits in a secluded eleven-acre estate in a spectacular cliff-top location overlooking the meandering River Wye.

It was built in 1924 by esteemed local architect Eric Carwardine Francis, who had a hand in several of Monmouthshire's prestigious country houses of the era. He collaborated with garden designer Henry Avray Tipping, the Architectural Editor of Country Life, on Tipping's homes, Mounton House, Chepstow and High Glanau Manor, near Trellech. He also built Wyndcliffe Court at St Arvans, where Tipping was responsible for the Arts and Crafts gardens and he designed several homes in the area for members of his own family.

At East Cliff, the home that Francis created for his brother, Guy Lancelot Francis, he used several of his characteristic architectural features, including round feature windows which tilt open. In true Arts and Crafts style, the property is an example of quality, traditional craftsmanship and it is finely finished. Says the vendor: "The attention to detail is extraordinary, even down to the beautiful brass light switches and brass window and door handles."

This unique property, set in magnificent formal gardens, has been lived in and loved by generations of the same family for nearly 100 years. Little altered, it is full of authentic period character, although in need of some updating. It's a substantial family home, complete with a detached three-bedroom lodge house and a range of outbuildings (which could potentially be converted into further accommodation, subject to the necessary planning consents) meaning it has great potential for dual family living.

It stands in a compact eleven acre country estate in a cliff-top location above the River Wye, from where there are stunning views over the river and the tree-lined Lower Wye Valley (part of the Wye Valley Area of Outstanding Natural Beauty'). Yet, situated on the fringe of the sought-after village of Tutshill, the property is just a short drive or leisurely walk from the market town of Chepstow and has excellent road links to the M4 for commuting Bristol and Cardiff.

Chepstow, the historic "gateway to Wales" is renowned for its ancient castle. The town offers independent shops, cafes, restaurants, supermarkets, an M&S Foodhall, a range of leisure facilities and it has a comprehensive school. Tutshill itself has an active community life and is served by a village shop, butchers , doctors' surgery and Café on the Hill, a great meeting place. There is a Primary School in the village and nearby is Dean Close St John's preparatory school. In Monmouth, some 16 miles distant, are the Haberdashers' Monmouth independent boys' and girls' schools.

Step inside:- - Set at the end of a long sweeping drive, the property has a large turning circle in front and an original double garage to one side, with plenty of further parking.

The house is constructed of dressed stone with stone roof tiles. A pretty curved wall and clipped topiary yew hedge enclose a neat, formal front garden with inset millstones either side of the central pathway. The facade of the house incorporates pedestals with ornamental finials. "We used to call them the pineapples'. I'm not sure what they actually are but they are rather lovely architectural features."

The front door is set under a decorative shell-hooded porch, one of the vendor's favourite architectural features and one which is referenced elsewhere in the minutely detailed design of the property.

The reception hallway has Iroko flooring and a magnificent solid Beech wood staircase with turned spindles leads up to a double gallery landing. Above the stairs, there is an arched recess which echoes the scallop shell design of the front door. In the hallway, there is an inbuilt double arched shelf unit above a decorative wooden panel which cleverly hides the radiator. Most of the radiators are similarly concealed in all the reception rooms.

Off the hallway is a large, L-shaped drawing room with exposed Iroko floorboards and a handsome stone fireplace, with a brick hearth. Either side of the fireplace are scalloped, arched shelf recesses, original to the property and again echoing the design of the front porch. Along another wall, there is also a large built-in bookcase and shelf unit with low level cupboards. The drawing room has double French doors which open to the side of the property. There is a side window and two windows to the back of the house, where there is an imposing rill water feature, commissioned by the vendor's mother, an avid gardener, to enhance the views from the back of the house and from the principal bedroom suite.

The formal dining room, situated at the back of the house, has central double French doors which open to the rill and give views straight down it. The room also has a window to each side, a period stone fireplace and beautiful, aged Iroko floorboards.

The kitchen features original cupboards, iconic Metro tiles and period fittings which include a towel roller and shelf unit. Next door is a charming breakfast room, which could have the potential to be incorporated into an open plan kitchen/breakfast room.

There is a utility room just off the kitchen and also a service corridor, leading to a laundry room, wc and to the stairway down to a boiler room in the cellar.

The downstairs accommodation is completed by a cloakroom and wc off the reception hallway.

Upstairs, over two floors there are five bedrooms, with another room, currently used as a dressing room, providing potential for a sixth.

Two of the bedrooms and the current dressing room have a discrete basin set back into an arched recess, part of Francis's original design.

The lovely, centrally-positioned principal bedroom has main window looking straight down the rill water feature towards Piercefield Park and Chepstow Racecourse in the distance. There is an archway through to the dressing room, currently fitted out with hanging space screened by curtains.

Adjacent to the dressing room is a further bedroom and in this wing of the house there is a bathroom and a separate wc. In the opposite wing are two bedrooms, a bathroom and a small study.

There is also a charming second floor bedroom, with a separate sitting room and bathroom, in what would once have been the staff quarters.

Outside - At the entrance to the small estate is the charming detached three-bedroom Lodge House, with its own private patio, which could be used as accommodation for family members or for long or short term let. The property predates the main house and has lattice windows and a pretty Victorian-style cast iron fireplace in one of the bedrooms.

The sweeping driveway to the main house is accessed from the road through a decorative wrought iron gate. Surrounding the house are impressive gardens, with many mature trees and landscaped features which include the large rill water feature and the formal front gardens.

Positioned to take full advantage of the stunning views from its cliff-top position, there is an original stone-built summer house. Next to this is a rock garden area, with two small ponds. A private, terraced footpath leads down the cliff to the water's edge.

The grounds include an amazing walled garden which predates the Arts and Crafts house and includes two Victorian greenhouses and parterre potagers, lined with trimmed boxwood and used for vegetables. In this garden there are a variety of fruit bushes and fruit trees.

Elsewhere in the grounds are a large wooden outbuilding, an art studio, an original Victorian potting shed, stables and a mower shed. At the back of the double garage there is a tool shed.
