The land occupies a prominent position on the Southern edge of Steyning within the Parish of Bramber and is accessed from the adopted highway in the adjoining residential Kingsmead Close, as well as having frontage to Annington Road. Extending to overall to approx. 2.75 acres (1.11 Ha), the gently sloping site includes distant views of the adjoining South Downs through the mixed broadleaf trees.Previous proposals for potential residential development of the land have been rejected including an appeal (2022) for the rejected 2021 application - SDNP/21/02892/OUT - for eight detached 2-bed bungalows. A Tree Preservation Order (ref TPO1310 dated 25th April 2006) applies to the woodland with the exception of trees up to a diameter of 300mm (at 1.5m above ground level) or up to 500mm for multi-stemmed trees.
