Historic Grade II Listed Manor Hall with various single & two storey additions, extensive grounds & gardens extending to circa 7 acres providing a rarely found freehold purchase opportunity.
Location
Knuston Hall is a small hamlet located on the B569 Irchester Road southwest of the town of Rushden. The town of Rushden is located immediately to the east of Knuston providing good connections to the A45, A509 to the west and A6 to the east.
The hugely popular Rushden Lakes lies within a short drive, Northamptonshire’s Premier Shopping and Leisure Destination. Shop, eat and explore with a cinema and over 50 of the UK’s favourite stores.
The village of Irchester is located less than a mile to the southwest of Knuston beyond the East Midlands railway line running between Bedford and Wellingborough.
Description
Knuston Hall is a Grade II Listed expansive hall and residence. According to Hearth tax records of 1670, a ‘substantial house’ already stood at Knuston by that date, called ‘Hill House’, and the ground floor of this house survive as part of today’s Knuston Hall. It is thought that the bay windows in the dining room are original seventeenth century windows.
The main building opens into an impressive entrance hall with a character central stairwell providing access to the first and second floors which comprise accommodation for circa 47 bedrooms (mostly doubles) with wash and WC facilities.
On the ground floor there are numerous offices, meeting and function rooms, a commercial grade kitchen and preparation room and various storerooms, communal male and female WC facilities.
Courtyard & Outbuildings
Exiting from the main drive to your left before you reach the main house takes you to the courtyard area of the grounds in which there are several additional buildings that previously housed classrooms and learning centres for the various courses available at the college. These included subjects in the arts, crafts, woodwork and one of the last ‘thatching schools’ to be found in the UK.
There are a mixture of stone and brick-built buildings ranging in age. This also includes 2 detached, single storey prefabricated classroom / workshop units
Gardens & Grounds
Knuston Hall and associated buildings sit on a site measuring approximately 2.975 hectares or 7.15 acres which includes parking areas, established landscaped garden areas edged with mature trees and hedgerows.
Planning & Listed Building
The main property is Grade II Listed (List entry number 1392364).
The planning use of the site is an adult residential college and conference centre, which falls within Use Class C2 (residential institution) in terms of the residential training element and Use Class F1(a) provision of education, in relation to the non-residential courses and conference facilities.
The conference facilities have been used more widely for events and functions, supported by on-site catering and the option of overnight accommodation when not in use for residential training.
