This room has double doors which open onto an east facing terrace which is able to receive the morning sunshine. Moving through, the ground floor study is a useful space for those who work from home and can take advantage of the superfast broadband on offer, alternatively the study could become a hobbies space or a ground floor fifth bedroom if so required.
The well designed kitchen is superbly equipped with a range of wooden fronted matching wall and base units with glass display cabinets which are curved to fit the room. There are solid worksurfaces, upstands and concealed underlighting. Included in the sale, set within a recess with wooden lintel is a multi-compartment Stoves electric range style oven with induction hob and extractor unit with lights above. The kitchen like most of the house has recessed low voltage downlighting, it leads through to the main dual aspect living area where there is space for both formal dining and relaxing. The dining area has sliding patio doors which lead out to the terrace and the outdoor swimming pool. The living space is lovely and light enjoying a westerly orientation. Again, there is access outside in this case via bi-fold doors which have fitted blinds within the sealed units of the glass. In the corner of the room is a Wiking wood burning stove and a useful recessed shelving area. This whole area comes into its own throughout the year at times of family gatherings and has a sociable atmosphere.
The rest of the ground floor comprises of a shower room/WC, large utility/boot room with further kitchen units and plenty of room for hanging jackets and storing outside clothing. A door leads into the very large double garage which has a motorised door, power, light and water and steps which lead up to the large storage room which is currently used as an exercise space and can provide excellent storage. It is worth noting that the upstairs room does link back into the first floor of the main house for extra convenience.

Bedroom two is a spacious room with the benefit of two fitted wardrobes and a fully tiled shower room/WC with double soaker shower and matching sanitaryware. Bedrooms three and four are both large enough to accommodate a double bed and enjoy a delightful view over the rear gardens and swimming pool area, these rooms share use of the sumptuous family bathroom/WC with a lovely feature centralised bath with waterfall taps. There is matching sanitaryware, a large heated towel rail and lit mirror unit.

The property is approached from the road by a private driveway which is enclosed by double wooden gates and lights which provide a wonderful welcome. There is parking and turning for a large number of vehicles. The gardens are a real feature of the property and spread around the whole of the house.
They are predominantly laid to lawn with plenty of shrub and tree lined borders which offer a blaze of colour during the seasons and would therefore be ideal for those with pets or children to consider.
The gardens feature a number of outside seating areas and terraces where you can follow the sun throughout the course of the day. At the western side of the property the garden is at its largest, our clients have added a summerhouse which is the perfect place in which to relax in, they have also added some beds which enable the room to be used as a garden retreat sleeping area during the warmer months.
The swimming pool is some 32' x 16' (9.75m x 4.88m) in size and expands to a depth of 3'4 to 6'9(1.01m x 2.05m) Our clients have had the pool re-lined and the new heating system comprises of a state-of-the-art air source heating system and sand filter positioned within the pump house. There is an underwater light and both the winter and solar covers will remain as part of the sale.
The garden extends to the back of the house and to the top from where there is the most magnificent view and backdrop along the Kensey Valley which really is a site to behold. At the eastern side a separate five bar gate opens into a large area where once a sand school was positioned. This area houses the large purpose built timber barn which comprises of two loose boxes and a large storage barn which is suitable for the storage of additional vehicles or light agricultural machinery.
The following is a quotation from the home owners:
“"Hampole Cottage has been a wonderful home to us for nearly 8 years. Peaceful and secluded yet only 2 minutes to join the main A30 artery of Cornwall.
From stormy winter nights in front of the log burners to long hot summer days hosting extended family and friends. We've enjoyed many barbecues on the patio, watching children playing badminton and tennis on the lawns before all jumping into the heated pool, splashing around and swimming until the very late hours.
We sincerely hope the new owners will enjoy Hampole Cottage as much as we have and care for it well into the future and beyond.......”.
