A character detached family house with stunning views and planning to extend, set within about 9.44 acres on the fringes of this picturesque village.

Description

Speldhurst Bank is thought to bean early twentieth century family house, set within a generous mature plot bounded by gardens, ancient woodland and fields on the edge of the popular village of Speldhurst.

The remarkable setting is a key selling feature with a rare and simply outstanding countryside view seen from the principal rooms and terrace.

The selling clients have recently undertaken a renovation and up-dating scheme throughout to a very high standard of presentation and they have put further planning permission in place to expand the downstairs for the future.

However, the property is thought to offer even further potential through a loft conversion and consent has already been obtained for a dormer window.

Alternatively, there may be the possibility of building a larger garage block, along with the rationalisation of the existing outbuildings, but we stress that any such changes would be subject to any required further
planning permissions being granted by the local authority.

Today, the whole interior has a high quality ‘new feel’ about it. The open-plan, triple aspected kitchen/dining/family room is a particular highlight, with a very impressive bespoke painted kitchen, incorporating a large island and a five door dual-control gas fired Aga, alongside beautiful timber and granite work surfaces.

Other features include oak and tiled flooring, with underfloor heating to the ground floor, a wood burner in the sitting room, where there are also bespoke cupboards and shelving and bespoke fitted wardrobes to the master bedroom. All the windows have been replaced with new double glazing and the two reception rooms feature floor to ceiling glazing and doors out onto the rear and side terrace.

Outside
Speldhurst Bank is placed centrally within its established gardens, with an outlook over neighbouring ancient woodland and a series of paddocks sloping down into the picturesque valley.

Three fenced paddocks stretch down from the house towards a farm track and a stream at the northwest boundary.

Planning
Planning consent has been obtained to enlarge the ground floor and put a new dormer window in the loft. Please see our floor plan and Refer to application 20/03433/FULL.

Location

The property lies in the attractive Kent village of Speldhurst, sought after for the dual benefits of its location within the High Weald Area of Outstanding Natural Beauty and its proximity to the large towns of Tunbridge Wells and Tonbridge, with their extensive amenities, well regarded schools and excellent commuter links to London.

The village boasts a thriving community spirit and local services include a church, village hall, primary school, village stores with post office, cricket ground and a public house.

State and private schools: Speldhurst has its own highly regarded primary school, rated “Outstanding” by Ofsted in 2014, and there are a number of other well thought of schools in the area, including grammars in Tonbridge and Tunbridge Wells and independent schools such as Holmewood House preparatory school in Langton Green and Sevenoaks and Tonbridge at secondary level.

Directions

From central Tunbridge Wells, take the A264 west towards East Grinstead. Turn right at The Hare public house in Langton Green, onto Speldhurst Road. At the end of the road opposite Speldhurst church, turn right and then take the first road on the left, Barden Road, just around the left-hand bend. Continue along this road for about 0.4 miles and Speldhurst Bank will be found on the right-hand side, just before the 40 mile an hour speed restriction sign.

Additional Info

Agent’s Notes: 1: A quote to re-cover the tiled roof has been obtained by our clients. This will need to be undertaken in the not too distant future to avoid on-going maintenance and had been intended to be programmed-in alongside other future expansion works. However, our clients have decided to sell and relocate.

2: We would draw your attention to a recent planning application (2017) in the vicinity of the property, reference 17/02743/ FULL (not granted), for the conversion of farm buildings to residential dwellings. However, we do not consider that this will adversely affect the property in the event that a new application is made.

Services: Mains gas, water and electricity, private drainage, gas-fired central heating.

Outgoings: Tunbridge Wells Borough Council: . Council tax band G.
