The property

The Old Rectory was purchased by the current owners in 1997 and, over the intervening years, has benefitted from extensive revision including a two storey extension to the northern end of the west façade. Other work has included reroofing, rewiring, a new central heating system, redecoration throughout and a new septic tank.

The front door leads to a flag stone hall with the stairs rising to the left and a log burner. Emanating from the hall is a panelled dining room, a wine cellar and sitting room. A glass door connects a corridor which runs the central length of the house. To the northern end is a drawing room with high ceilings, a working fireplace and large bay window. Beyond is a study and a rear hall leading to the garden. To the southern end of the house is the kitchen, pantry and a connecting breakfast room. The remaining rooms consist of a cloakroom and utility room.

Upstairs, the principal bedroom is spacious with high ceilings and benefits from wonderful morning light. It has the dedicated use of an adjacent bathroom. There are a further four double bedrooms on the first floor, a bathroom and separate WC. In addition, as part of the extension completed in 1999, a further bathroom was added on a mezzanine level. The second floor adds a further two bedrooms, a shower room and study area.

Outside

The house is approached by electric gates to the south. These open onto a generous gravel and cobblestone driveway. To the right of the gates is a two story brick outbuilding incorporating a garage, tack room and barn. Beyond the barn is a single stable and a greenhouse adjacent to a well ordered kitchen garden with raised beds. To the east a five bar gate leads to the paddock.

The formal garden is mainly set to lawn with mature shrubs and trees and well planted borders and runs to the west of the house and includes a Mulberry tree and Douglas fir. Beyond is an orchard with damson, apple and plum trees indispersed with wild flowers and grasses. To the south eastern corner is a summer house with a small log burning stove.

Location

Allexton is a small village within the picturesque Eyebrook Valley, just three miles away from Uppingham which provides a good selection of amenities. Local schooling is superb with a myriad of highly rated private and state schools available. Rutland Water is just 6 miles away and offers sailing, windsurfing, walking, cycling fishing and a host of other activities as well as 1000 acres of nature reserve.

Directions

From Uppingham proceed west on the A47 for approximately 3 miles descending Wardley Hill. Take the Allexton signpost which can be seen on the left hand side. Follow Main Street around to the right as it forks with Hallaton Road and The Old Rectory is the third house on your left hand side after approximately 200 metres.
