Description

Lot 1: Land at Emsworthy (Coloured red on the plan)
Extending to some 43.69 acres (17.68 ha) the land at Emsworthy comprises a block of mainly level permanent pasture land, which has in the past been ploughed in part, and offers lush grazing as well as having much conservation and sporting appeal.
The land is divided into two large enclosures with natural hedgebank boundaries.
Access to the land is from the adjoining parish road to the south-west. There is an ample

Lot 2: Land at Cobden (Coloured blue on the plan)
The land at Cobden extends to approximately 44.40 acres (17.97 ha) and comprises a run of productive pasture and arable land which sits to the south of Lot 1. Divided into good sized enclosures, this land is gently sloping and enjoys far reaching countryside views.
Access is from the adjoining parish road on the eastern boundary.

Buyers are advised to attend by 6.30pm to register.
Buyers Auction Fees: All successful buyers at Kivells property auctions should note that on the exchange of contracts an auction administration fee of £1500.00 plus VAT (Total: £1800 inc VAT per Lot) is payable to Kivells. The successful buyer will also be required toreimburse the vendor for search fees upon completion.
Buyers Registration: Please note all bidders will need toregister with Kivells on the night of the auction and in so doing will be required to provide one form of government issued photographic identity and a utility bill addressed to them at their home address, dated within 3 months of the date of the auction.
