Situation
The property is situated in Northwest Herefordshire bisected by the parishes of Kingsland, Eardisland, Monkland and Stretford. The land benefits from roadside frontage onto the A4110 near to the River Arrow about 4 miles East of Leominster and 14 miles North of the City of Hereford.
Description
The property extends to approximately 80.36 acres (32.52 hectares) and is available as a whole or in two lots. Approximately 32 acres is currently arable rotation with about 46 acres of pasture land as well as river and brook frontage.
Lot 1
The property coloured red on the plan extends in total to approximately 60.95 acres (24.66 hectares) of mostly large flat pasture fields that have been conventionally farmed with some inputs applied to most of the land. Two fields are currently arable and historically more has been arable in rotation. The land benefits from a natural water supply and has direct access to the A4110.

Tenure

The purchaser shall be deemed to have full knowledge of all boundaries and neither the vendor nor the vendor�s agents will be responsible for defining the boundaries or ownership thereof.
