PROPERTY OVERVIEW It's a privilege to be asked to market properties as lovely as Malt Kiln Farm - if you're looking for a modernised Farm House, that still oozes original charm, with glorious Gardens, Barns and Land, then this is the one for you!

The property is at the end of a quiet lane that leads on to a bridle way. As you turn into the driveway there's a sweeping gravel drive around which are set the farm house and an impressive range of stone-built barns.

A new timber porch sits over the Entrance Door, which opens to the central Hallway - a lovely warm and welcoming space with a feature fireplace housing an oil-fired stove, and with stairs up to the first floor.

To your right is the ground floor Shower Room and the Home Office - which could give you the flexibility to use it as your fourth Bedroom. The Lounge is particularly spacious, with another feature fireplace housing a log burning stove, French doors out to the Garden and a spiral staircase leading up to the Sun Room.

To your left is the Dining Room - a light and airy room with dual aspect windows and an open fireplace. A door leads through to what was originally the front door with two large storage cupboards. But it has to be said that the absolute heart of this home is the Kitchen! Fitted to a really high standard, with an impressive central island with granite top, a 5-oven dual control electric Aga cooker (included in sale), Villeroy & Boch ceramic sink, integrated dishwasher and combi oven, and space for an American-style fridge freezer. Double French doors open to the rear Garden and a further stable door opens to the Utility.

To the first floor is a large Landing with a window overlooking the front of the property, the Barns and the amazing views beyond. The Principal Bedroom Suite has a walk-in wardrobe and En Suite with both a double shower and bath. Off the Principal Bedroom is the large Sun Room - a gorgeous space overlooking the Gardens with a spiral staircase down to the Lounge. Completing the accommodation are two further spacious double Bedrooms - both with En Suites and views out over unspoilt countryside.

The Garden area wraps around the house, with lawns, mature beds, specimen trees and a large timber decked area with inset spotlights - a super, private outdoor entertaining space. The L-shaped stone-built Barns to the front are currently used for equipment storage, with stone steps up to an impressive open Granary loft area with light, power and several Velux-style windows.

Adjacent to the Barns are two paddocks divided by post and rail fencing, both with automatic water feeders and field shelters - with a duck pond and poly tunnel. Across the lane is the larger paddock - approximately 4 acres - which is separated into three paddocks - two with field shelters and all with automatic water feeders. There is also a large steel-frame machinery shed which has both light and power.

The property has been beautifully maintained and in the past twelve months has benefited from a new oil-fired boiler, new windows throughout (except the Sun Room), a new front door and canopy over, and smart new carpet to the Lounge. Internet connection is best through a satellite dish. The lane to the property is a council adopted road, so you won't be responsible for maintaining it.

This really is a wonderful property and we recommend you view to appreciate the space and potential it offers. To arrange a viewing, please call our Market Drayton office on .
