A strategic parcel of land of circa. 21.57 acres (8.73 hectares) with considerable potential.

DESCRIPTION
A five bar wooden gate provides access to the land and barn.
On the north side of the entrance is a traditional period timber framed barn, measuring internally approximately 20.57m x 8.94m maximum. It is a fine timber framed building with timber cladding and brick infill under a half hipped tiled roof.
There is the remains of a walled yard to the south.
(NB The various materials in the south part of the barn and the old caravan will remain and not be removed by the seller.)
The land lies beyond to the east and north and comprises 5 reasonably level permanent pasture fields with a stream running through and a number of attractive hedgerow oaks. It extends in all to approximately 21.57 Acres (8.73 ha).

PLANNING NOTE:
The land has not been promoted for development, but it is considered that it has medium/long term hope potential. It could form part of a strategic development to the south of Haywards Heath. It is notable that the land to the north of Hurstwood Lane has been allocated in the Haywards Heath Neighbourhood Plan (Policy H1) for a mixed use development including approximately 350 homes. A scoping opinion was later submitted to Mid Sussex District Council by Homes England under reference DM/21/4341 for a proposed outline planning application for a residential development to provide 375 new homes, a new two form entry primary school, a burial ground, allotments and open space at Hurst Farm.
