This valuable parcel of land extends to 21.56 acres (8.73 hectares) or thereabouts It is strategically located in the heart of the Roseland Peninsula midway between the hamlets of Ruanlanihorne and Ruanhighlanes and in a well respected farming locality. The land is comprised in a compact "L" shaped block and has a single access point from the minor country road passing through Tregisswyn and immediately opposite the former farmhouse.

The land is available as one lot but consideration will be given to selling a smaller parcel of 14.25 acres (the first two fields from the access point) so that the remaining area of land will be retained by the vendors who also own adjacent land which they will continue to farm.

The land is comprised in three traditionally hedged rectangular enclosures, fenced entirely with sheep netting and with further fenced subdivisions to form some smaller paddocks. The land has been used entirely for sheep grazing in recent years, the pastures are in good heart and with all gates in working order. The majority of the land is level or gently sloping but with a small steeper paddock near the eastern boundary which is in a shallow valley with some lovely mature oaks along the hedgeline. There is very little waste other than the remains of a small quarry in one corner of a field and which is now fenced off as a natural habitat for wildlife.

There is a holding pen for sheep in the centre of the land where the three fields adjoin. There is also a gateway existing between the land being sold and that retained by the vendors and this will be closed permanently with a suitable boundary by the vendors within 3 months of legal completion.

The access is essentially a short lane directly from the minor road and this is gated at both ends for security.

Mains water is connected to several field troughs. This supply currently feeds the vendors retained land and discussions will need to take place regarding a sub-meter for continued supply for both parcels.

Directions - From the A3078 in the hamlet of Ruanhighlanes take the exit signposted to Ruanlanihorne. Continue along this minor road for about a mile and when approaching the first set of crossroads (beside the former Chapel) take the right hand turning which takes you down to Tregisswyn. The access into the land being sold is a gateway immediately opposite Tregisswyn Farmhouse and with a "for sale" board displayed on the gate.
