Immaculate lakeside barn conversion set in about 1.24 acres.

Description

Located at the edge of the village, The Barn sits proudly in over an acre of landscaped, lakeside grounds. Constructed of brick beneath a slate roof, the 19th century barn was converted in the 1990s and has more recently been extensively refurbished with tasteful, contemporary style by the current owners. Accommodation extending to over 3600 sq. ft. effortlessly combines period features such as exposed timbers with modern comforts.

With natural stone floors, the impressive, glazed reception hall is double height with a new oak staircase rising to a galleried landing. The Almo German kitchen has Corian worktops and bar island area with appliances including two Gageneau ovens, microwave/steam oven double fridge, freezer, ceramic induction hob and Quooker tap.

The inviting, bright space is open plan to the beautiful orangery with dining area overlooking and opening to the garden and lake views beyond. A wine store room, with temperature controlled oak and glass units connects the kitchen and orangery to the sitting room. A large bay window in the sitting room has French doors opening to the lakeside terrace. There is brick fireplace with wood burning stove. The utility area has hand-built units providing useful storage. There is also a study on the ground floor and a gym which, with Amtico flooring, could alternatively be used as den/playroom depending on needs.

On the first floor the principal bedroom, with floor to ceiling feature windows, opens to a balcony overlooking the lake. With bespoke walk-in dressing room, the ensuite bathroom has a shower which doubles as a steam room and wall mounted TV over the bath. There are a further four double bedrooms, one guest room with ensuite shower room, and a family bathroom.

Gardens, Grounds and Outbuildings
High, electric timber gates open to a long gravel drive leading and a turning circle with water feature. The recently built oak and brick garaging has two single garages, a WC and the home office on the first floor has underfloor heating and overlooks the lake.

The landscaped gardens extend to about 1.24 acres.

New boundary walls and hedging, provide privacy. Front gardens are mainly laid to lawn with a croquet lawn and mature willow trees line the water’s edge. The lake, owned by Dorchester sailing club, also provides a haven for wildlife.

There is a Pavilion summer house fitted with heaters and a wine fridge. To the rear, stone terraces extend to neatly planned topiary box hedged flower beds and kitchen garden area with espalier fruit trees adorning the walls. There is a useful timber garden store and green house.

The Barn is as much about a lifestyle as it is a home. Within reach of London and Heathrow, it’s a feeling of space, connected to nature and still in walking distance to the village pub.

Location

Situated in South Oxfordshire at the confluence of the River Thame and River Thames, Dorchester-on-Thames is steeped in history. Well known for its historic Abbey built for Augustinian monks in 1140, which later became the Parish church at the dissolution of the monasteries, the monastic guest house beside the Abbey is now a museum and tea room and two of the former coaching inns are now pubs. The enchanting village also offers pre and primary schools, Coop store, hair dressers, restaurants and hotels. More extensive amenities are found nearby in Abingdon, Wallingford and Oxford.

Communication is good with M40 (J7) about 10 miles and Didcot Parkway Station, about 7 miles, with services to London/Paddington from about 40 minutes.

The area is well served for a wide selection of state and independent schools including St Birinus C of E Primary in the village and state secondary in Wallingford. Independent schools include Moulsford Preparatory School, Cranford House, The Oratory Prep, Abingdon Prep, Europa international school, Radley College and Abingdon School as well as the highly regarded Oxford schools.

The village also gives access to footpaths and bridleways to Wittenham Clumps and along the river.
