An impressive Victorian townhouse close to the centre of Perth.

Description

15 Hay Street is an impressive Victorian villa built in the late 19th century which once belonged to the Earl of Kinnoull and it is believed that Sir Walter Scott was a regular visitor. The property has been the much loved home of one family for over 30 years and is now ready for some modernisation. The property has both pedestrian and vehicular access from Hay Street and the original front door is on the south side of the property. It opens into a vestibule and then an L-shaped reception hall which gives access to the three beautifully proportioned formal reception rooms which overlook the garden. The drawing room with its parquet floor, panelled bay window and tall fireplace is the most fabulous room for entertaining. Concertina doors can be drawn back to link it with the sitting room which is a cosier room, also with a fireplace and windows overlooking the garden. Beyond the sitting room is an impressive dining room, complete with a service/still room, a tall bay window and a beautiful fireplace which is inset with William De Morgan tiles. On the opposite side of the hall is a family room and a cloakroom with WC.

At the rear of the house there is a dining kitchen and a series of practical and versatile utility rooms which offer potential to be re-arranged depending on a buyer’s requirements. The kitchen has an oil fired four oven cream AGA and space for a family dining table. A walk-in larder gives access to a former back door (now sealed). The morning room connects the kitchen with the dining room. This is a lovely bright room fitted with the original timber crockery cabinets. The conservatory has been created over what was once a courtyard at the rear of the house. It is now a lovely place to sit and has lots of space for a dining table. Beyond the courtyard and also accessible from the family room is the laundry/utility room which is warmed by a gas fired Rayburn. There is access from this room to a WC and a bathroom (currently not in use and requires mains connection). There is one further WC on the ground floor beside the conservatory.

A carved timber staircase leads up to a broad landing and five large double bedrooms all with strikingly high ceilings and large sash and case windows filling them with light. Every room has a washbasin and a fireplace. One of the bedrooms has an en suite bathroom and there is a separate family bathroom. Subject to obtaining the relevant consents there is lots of scope to create another bathroom on this floor which also has plenty of deep walk-in storage cupboards, one of which is reinforced with steel and works as a large safe. One further double bedroom, previously a maid’s room, is situated up a small staircase behind the morning room. This has a pretty fireplace and could make a lovely guest room or an office which is nicely separated from the rest of the house. Many of the rooms have working window shutters and beneath the house are two stone flagged cellars with cold shelves and cupboards.

Garden
The walled garden at 15 Hay Street is laid out in terraces to the rear of the house. Over the years it has been planted with a huge variety of carefully chosen bulbs, plants, trees and shrubs. Fruit trees include apple, plum, pear, damson, greengage and quince. There are also gooseberry, redcurrant, blackcurrant and elderberry bushes. Two beautiful magnolia trees are a highlight in the garden and from spring until autumn, it is full of colour. At the bottom of the garden a pedestrian gate leads directly to the bowling green and then to the North Inch. At the rear of the house there is off-street parking for several cars and an enclosed paved yard.

Outbuildings
Double garage with storage and workshop space.
Garden shed (on the site of a former summer house)
