Impressive Grade II listed Georgian house set in delightful gardens of about one and a quarter acres.
Description
Fairfield House is a charming Grade II listed village house dating from 1802, but understood to have been built around an earlier barn. The handsome elevations are of alternating bands of brick and flint under a slate roof, and feature mostly small paned sash windows. The house offers excellent family accommodation with generous room sizes, and a wealth of period features. The current owner has carried out an extensive programme of modernisation and refurbishment to a high standard over the last nine years, which has included the remodelling and refitting of the kitchen, refitting three of the bath/ shower rooms, restoration of the sash windows, installation of a Chesneys marble fire surround and log burner in the drawing room and a Chesneys log burner in the sitting room, provision of a water softener, and internal and external redecoration. In addition, the excellent range of outbuildings have been renovated, an Alitex greenhouse with a brick and flint base has been built, electric gates have been installed, and the tennis court refurbished with an all-weather surface.
Unusually for a village house, the property has the benefit of mains drainage and mains gas fired central heating via two boilers. Internal inspection is strongly recommended in order to fully appreciate the many features of this delightful home.
An entrance porch and wide panelled front door leads into the reception hall with wood floor, and French doors providing a view through to the terrace. There is an inner hall area with working bell board, and a guest cloakroom fitted with a period style suite. The bright drawing room has a Chesneys marble fireplace with log burner, and a glazed china cabinet to one side, an elegant semi-circular bay window provides an attractive view across the terrace and garden and there is herringbone wood flooring. The dining room has a painted wood fire surround with cast iron inset and marble hearth flanked by arched recesses, and sash windows to the front. The sitting room has a fire surround with Chesneys log burner, arched recesses to both sides, wood flooring and sash windows to the front. The kitchen/ breakfast room has been most attractively fitted with a range of hand painted units in French Grey with granite surfaces, and appliances including a dishwasher, larder fridge, induction hob, oven and combi/ microwave oven, and a gas fired two oven Aga with canopy over. A breakfast area has been created from the butler’s pantry includes the original cabinets which have been repainted in a toning colour. A family dining area provides space for table and chairs and has French doors to the terrace. Limestone flags run through the whole area, and there is a walk in larder with cold shelves. A door leads to an inner hall with secondary staircase leading to bedrooms five and six. The utility room has plumbing for washing machine and storage cupboards and a door leads to the boot room/ playroom with tall storage cupboards and door to the garden.
From the hall, a fine staircase with hardwood handrail and balustrading leads up to the bright galleried landing with windows to front and rear, and a study/ sitting area. The main bedroom has a bay window enjoying a lovely view over the garden, a fireplace, and a range of built in wardrobes. Adjacent is the family bathroom, which has been beautifully refitted and includes a double ended bath set into a marble surround, a washstand with marble top and cabinets beneath, a stunning marble lined walk in glass shower, and a WC. There are three further large double bedrooms on the landing, all with wardrobes, and the modern fully tiled family shower room.
Approached from the secondary staircase are two further bedrooms. Bedroom five has a vaulted ceiling with exposed beams, fitted wardrobes and a recently refitted en suite bathroom, and bedroom six has a dressing area with wardrobes, a recently refitted en suite shower room, and an intercommunicating door from bedroom four.
