Charming semi-detached period farmhouse in an enviable situation to the south of St Andrews
Description
The farmhouse is believed to date back to the 1830s and is built largely of stone under a slate roof. Over the past 10 years the property has undergone comprehensive renovation and has been fully upgraded. The orangery style drawing room was added to the west to provide further living accommodation.
Two stone pillars frame the access from the public road to the gravel driveway, where there is a double garage. A wrought iron gate, set in a wall, opens into the garden and paths leads down to the front and back doors.
A solid timber front door opens into the spacious reception hall off which are the conservatory and cloakroom. The hall has a working fireplace with period Baltic pine mantel and granite hearth. A glazed door leads through to the conservatory which overlooks the garden on three sides and has French doors leading outside. The cloakroom has a WC and wash hand basin.
An archway from the reception hall leads through to the kitchen on the right while to the left is the dining room, with the drawing room beyond. The stairs to the first floor rise from this hallway and a large under stair cupboard houses the hot water tank.
The dining room has two windows overlooking the garden, traditional cornicing and a decorative fireplace with painted period mantelpiece and granite hearth. The drawing room features a high pitched ceiling and faces south over the garden and set between the two windows are French doors leading outside. In one corner of the room is fitted display shelving with cupboard below. The working fireplace has a decorative period wooden mantelpiece with granite hearth.
The farmhouse kitchen has an informal dining area in front of a large south facing window and above the working area of the kitchen are two skylights allowing additional natural light into the room. The kitchen is fitted with a range of John Lewis of Hungerford wall and base units with tiled work surfaces. There is a double cast iron porcelain glazed sink, a Neff dishwasher and an electric Esse range with extractor fan over. Off the kitchen is a pantry which is plumbed for a washing machine and has fitted shelving. A door from the kitchen opens to the back porch which is half glazed and leads out to the garden.
The stairs lead up to the galleried landing and immediately on the right is the master bedroom which has views south over the garden and west over the open fields. Situated off the master bedroom is an en suite WC which has a wash hand basin and a Velux window. Two steps from the landing lead up to a double bedroom with twin built in wardrobes and a wash hand basin. Across the hallway is the main bathroom fitted with a Velux window and panelling to dado height. It has a bath with shower attachment, a WC and wash hand basin. Opposite is a shelved linen cupboard. At the other end of the landing is a third double bedroom with windows to the south and east.
Outside
The south facing garden is bounded on two sides by fields and is enclosed by a stone wall in part to the west and shrubs and trees to the south and east. It is mainly laid to lawn and there are paths leading from the front and back doors to the gate by the driveway. Throughout the garden are a number mature ornamental and fruit trees including apple and plum. There is a paved patio and adjacent to this is a lily pond. The driveway is gravelled and there is access from here directly into the double garage which has an electric roller shutter door. In addition to space for two cars there is adequate storage and work space.

Location
Set to the south of St Andrews, East Grange Farmhouse sits in a landscaped garden just beyond the outskirts of the town. The gardens are extremely private and the house has pleasant views across the neighbouring fields.
St Andrews is located on the east coast of Fife. It has an excellent variety of shops, hotels, restaurants, and recreational and cultural facilities. To the south, the East Neuk of Fife stretches along a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. To the north, the Tay Road Bridge provides easy access to Dundee, Angus and Aberdeen.
St Andrews is renowned world wide as the ‘Home of Golf’. The Old Course is a regular host to the Open Championship which will next be held there in 2022. There are now six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke’s Course, two courses at Fairmont St Andrews Bay and Kingsbarns.
The town is also famous for its university which was Scotland’s first university and the third oldest in the English-speaking world, founded in 1413. For over six centuries it has established a reputation as one of Europe’s leading and most distinctive centres for teaching and research. The town provides good state schooling at Madras College and private schooling at St Leonards; and The High School of Dundee is also within easy reach.
Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles away and Dundee Airport (15 miles) has regular services to London Stansted. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (20 miles). An alternative route is via Cupar on the A91 to join the M90 at Junction 8 (25 miles)
