SITUATION
Nestled into the hillside, Friarshawmuir is a haven of peace and tranquility located only 10 minutes from the vibrant town of Selkirk where coffee shops, boutiques and even a local distillery can be found alongside groceries, Selkirk High School and other local amenities. Another 10 mins sees you arrive at Tweedbank Station with excellent links to Edinburgh and beyond. The villages of Midlem and Lilliesleaf are within walking distance, Lilliesleaf boasting two pubs, a lively village hall and delightful village school.

The single track private road to Friarshawmuir leads through the leafy entrance to a large parking area. Follow the path to reach the front of the house with outstanding, uninterrupted views to the Carterbar border, Rubislaw and the Cheviots.

DESCRIPTION AND ACCOMMODATION
Friarshawmuir is a rustic, homely farmhouse but its location and extensive outbuildings provide endless opportunities for new configurations subject to the appropriate planning.

On entering the house itself the warmth of a proper, south facing farmhouse kitchen welcomes you, heated with a solid fuel Rayburn with much of its fuel serviced by the two acres of surrounding woodland.

A north facing utility room complete with marble shelved pantry and a large Belfast sink is indicative of the properties intuitive relationship with its environment and the seasons.

An ancient pitch pine floor and woodburning stove create a cosy lounge which extends into a library/piano area where double patio doors allow occupants access to the extensive southerly views all year round.

A small doorway provides access to the old stone stable area currently serving as a boot room and extensive rustic snug.

The old staircase curls up from the lower hallway to the upper floor. A large velux floods light into the hallway and from the master bedroom the stunning views to the south are even more breathtaking.

A second bedroom is located across the hallway of good proportion over looking the ancient Victoria plum tree and sharing the same magnificent southerly views.

A jack and jill bathroom leads through into the studio or fourth bedroom with its own independent platform entrance which in itself gives extensive westerly views towards Selkirk’s Three Brethren.

The upstairs is completed by a bathroom and fourth bedroom currently used as a study, again with its own independent entrance directly to the parking area.

GARDEN. GROUNDS and OUTBUILDINGS
With its location steeped in Knights Templar legend, the history of Friarshawmuir is an interesting one. However recently it has been home to a family smallholding. Friarshawmuir will be of interest to equestrian enthusiasts due to its extensive grazing of around 16 acres with natural shelters, a 50m round pen surfaced with wood chip and a large barn serving as excellent shelter and shade for 8 horses comfortably with flexible stabling options. Stone built stables and a wash area, hay barn tack and feed room complete its equestrian backdrop.

The remaining land is given to established mixed woodland with grass paths throughout. Songbirds and wildlife are abundant and the two idyllic shepherds huts located within this environment lend themselves to being the most wonderful garden rooms, a writer’s retreat or perhaps an income opportunity. The grazing is well fenced and parceled and serviced with water troughs and good natural shelter throughout for a range of livestock. The pasture is peppered with diverse and beautiful species which becomes a delightful summer meadow if left un-grazed.

There are also two south facing paddocks to the front of the house providing the perfect position and opportunity for solar panels which would take this delightful farmhouse completely off-grid. To the right of the paddocks is a useful self contained stable/field shelter which was used as an area for a stallion in the past and also visiting horses. A lean-to hay barn provides separate storage for this area and further round the house the double dutch barn provides ample storage for a tractor, trailer and still provides room for workshop space.

DIRECTIONS
From Selkirk head south on the A7, turning left on to the A699 (signed St Boswells) as you leave the town. Continue along the A699 for about 2.5 miles before taking a right turn on to a minor road signed “Whitmuir”. Turn right at the T-junction before fairly quickly turning left on to a private track signed “Dairy Cottage and Friarshawmuir”. Continue up this track until reaching Friarshawmuir.
