Lairdshill is a cleverly modernised/extended period family home which makes the most of what is truly an inspirational view over the Tweed Valley to the Cheviot Hills and the border with England in the distance. The view from the house is never the same on any given day. The connection to outdoors only emphasises the feeling of space that the house has to offer, not least because of its conservatory. The rooms are well-proportioned and provide adaptable/flexible family accommodation over two floors, with bedrooms and bathrooms on both the ground and first floors. The galleried landing has a balcony that overlooks the courtyard and can be used in conjunction with the upstairs sitting room, a useful adjunct to the main reception rooms on the ground floor.

Gardens and grounds
Surrounding the house is a beautiful garden with formal/informal areas, lawns and outside seating areas. A ha-ha separates the garden from the paddock and the woodland. Surrounding the enclosed courtyard (accessed externally under an arch) are a good range of outbuildings, greenhouse
and a productive kitchen garden. Set apart from the house is a Nissan hut which provides excellent storage space and beside which is a gravel parking area that leads from the main drive. (See floor plans for room layout and dimensions).

Services
Mains water through a private pipe. Mains electricity and drainage to a shared septic tank. Oil fired central heating system. Most of the windows are double glazed. These services have not been tested and therefore there is no warranty from the agents.

Lairdshill occupies an elevated, south-facing position amidst beautiful Borders countryside, approximately four miles north west of Kelso, in an area with roots deeply embedded in agriculture. Kelso is a delightful and historic Border town with its uniquely cobbled square on the banks of The River Tweed. Floors Castle is close by, and Kelso plays host to the annual Border Union Agricultural Show and the world-famous Tup Sales. The annual Common Riding festivities take place in July when the main starting point is in the square, with the backdrop of the resplendent two hundred year old
town hall. The town has a wide range of shops, supermarkets, specialist stores, coffee shops, pubs and restaurants. It also has very good primary and secondary schools, with private schooling available in Melrose (12 miles) and Berwick-upon-Tweed. Scotland's capital city, Edinburgh, with its international airport and mainline railway station, lies approximately 42 miles to the north-west of Kelso, whilst Berwick-upon-Tweed, with its main east coastline rail link (London 3½ hours) and the A1, lies approximately 24 miles to the east. Newcastle airport is approximately 58 miles to the south.
