GENERAL
Auchness Wood & Bullock’s Mire Wood extend to approximately 19.99 hectares (49.40 acres) as a whole, or are available in Lots of the following size:
Lot 1: Bullock Mire’s Wood comprising 8.66 hectares (21.41 acres).
Lot 2: Auchness Wood equating to 11.33 hectares (27.99 acres).
The woodland is located in rural Wigtownshire, Dumfries and Galloway and is 11 miles west from the market town of Newton Stewart. Note that the boundary between lot 1 and 2 is not demarcated by a fenceline but there is a well defined earth bank and drain following the line on the map. It is proposed that if sold as two lots a new fence will be erected following a line approximately 2-3m west of the earth bank/watercourse with the cost of erection and ongoing maintenance being shared equally between the purchasers of Lot 1 and 2.
ACCESS
The woodland is accessed the public road “U99W from A75 West of Bridge of Barlae to B7052 near Spittal.” From the public road there are two separate accesses to Lot 1 and Lot 2 as shown on the attached plan.
Lot 1: Bullock’s Mire Wood benefits from a wide bell mouth access directly off the public road at point A on the map.
Lot 2: Auchness Wood benefits from a right of access over the farm access road between the points B to E on the attached plan which the purchaser will be responsible for shared maintenance on a user basis. There is a turning and loading area at point D.
THE WOODLAND
The woodland comprises an interesting combination of mixed, principally native, broadleaf woodland species, dominated by birch, along with large mature Scots pine possibly of native origin. There are also occasional mature spruce and larch along with some beautiful mature oak and beech. Parts of the woodland are recorded as Ancient Native Woodland in the Ancient Woodland Inventory (Scotland) 2011 and 2021. With open glades and water courses, mixed native ground flora, combined with semimature and mature woodland trees and native ground flora, the woodland offers excellent opportunities to acquire a property which can be enjoyed for both the amenity it provides along with likely capital appreciation and potential to generate some revenue from timber sales. It is readily accessible from the public road without the need fro four wheel drive vehicles. There is presently no internal access but there is potential to create a network of paths to enhance the enjoyment of the woodland.
WOODLAND GRANTS AND FELLING LICENCES
There are currently no grant schemes or felling permissions in place over the woodland. A felling license was put in place to undertake thinning in the last five years but there are no outstanding obligations.
THIRD PARTY RIGHTS
There are no known third party rights. An overhead telephone cable runs along the roadside edge of the woodland.
