Full description
Walking through the tranquil grounds of Neuaddwen you would be forgiven for thinking you were in some secret valley; however, this stunning property is a mere ten minutes’ walk into the bustling heart of Cardigan town. Nestled in the centre of its thoughtfully planned grounds, it is a rare treat to find a property with over thirteen acres that is also within walking distance of local shops, restaurants, and amenities. With its original design and build, combined with its current owners’ tasteful and thorough renovation, Neuaddwen truly gives you the best of both worlds.

Built around 45 years ago with the aim of combining the space and privacy of a traditional manor house with all the convenience of its position, it has taken the hard work and vision of the current owners to fully realise this original dream. The attention to detail that runs through this elegant home is hugely impressive, in both its planning and its execution. Be it the mixture of porcelain tiles and oak flooring or the exceptional quality of its appliances and cabinetry, this beautiful home leaves nothing to be desired. Combining ample living space with bright airy rooms and a stunning outlook from every aspect, Neuaddwen should be essential viewing for any purchaser.

Neuaddwen sits on the edge of the thriving market town of Cardigan. Viewed as one of the gateways to Pembrokeshire, recent and continued investment and regeneration into the town has seen it flourish into a lively and diverse destination. Be it the multi-million-pound regeneration of its castle grounds, its award-winning theatre and cinema or the numerous artisan shops and restaurants, the town offers something for everyone. The stunning river Teifi is a short distance from Neuaddwen with the renowned Cardigan Wetland Centre on the opposite bank, making the area a wildlife haven. The nearest beach at Poppit Sands is less than ten minutes’ drive from the property.

The care and attention that the current owners have taken in the renovations of the main house have been carried over to the extensive work on the grounds and gardens. The landscaping, drainage, fencing and meticulous planning that has gone into the 13.2 acres of land that Neuaddwen sits in the centre of, is almost unprecedented. The grounds offer a wealth of opportunities to a new owner, or they can simply provide an unparalleled space to relax and entertain.

Neuaddwen offers an almost unrivalled combination of a rural setting with the amenities of semi-urban living. Rarely does a property’s exceptional setting and grounds match the quality of its internal finish, but with Neuaddwen this is certainly the case.

Entrance Hall
You enter the property via an impressive columned porch and hardwood front door. From here, glazed internal doors open into a spacious, airy, entrance hallway. This welcoming room leads to the principal ground floor accommodation. From the hallway rises the impressive staircase to the first floor with the striking double height picture window as its centrepiece. There are three useful storage rooms accessed from the ground floor hallway providing ample storage.

Cloakroom
Accessed from the entrance hallway at the bottom of the stairs, a well-appointed cloakroom with timeless fixtures and fittings.

Lounge
his stunning reception room opens off the entrance hall and runs from the front to the back of the property. Light and airy during the day, this room is also ideal for entertaining in the evening with its Stovax log burner set in a beautiful cast pewter fireplace with a Brazilian slate hearth as a focal point.

Office / Sun room
This flexible room enjoys panoramic views over the rear garden and grounds. It is currently used as a home office, but it would also make a beautiful reception room, games room or children’s playroom. Almost as impressive as the views over the gardens are the fitted bespoke French oak bookcases and cabinetry which line the rear wall of the room and were created by a local master craftsman. This room also provides access to the terrace that runs the length of the rear of the property.

Dining room
Designed to take full advantage of the views to the rear, this room benefits from a bay window and double doors to the terrace, making it an ideal entertaining area. For colder days, the Aga wood burner on its Italian slate hearth is a beautiful centrepiece to the room. The dining room opens into the kitchen via an archway which also brings in more natural light from the windows to the front of the property.

Kitchen
The gorgeous kitchen was designed and fitted by Cardigan Kitchens and subtly complements the tall ceilings with its clean lines and expert finishing. The worktops are made of polished granite, which is also used in the central island with its large Neff induction hob. From the kitchen’s double Belfast sink you can take in the view up the property’s driveway and over the front lawns. The kitchen boasts two integrated ovens, combination microwave and coffee maker along with an integrated refrigerator (all from Bosch).

Utility
From this kitchen you pass through an archway into the first of several utility and storage rooms. The main utility off the kitchen is an invaluable space providing additional kitchen storage, a second Belfast sink with views over the garden, along with plumbing for a washing machine.

Store rooms / Cloakroom / Rear lobby
Accessed from the main utility room are several additional storage rooms and utility areas providing invaluable and flexible space along with property’s second ground floor cloakroom. These rooms also provide ample space for additional white goods along with the property’s boiler.

Integral garage
With an electric up and over door to the front, this integral garage offers ample space for parking or storage, with the added benefit of direct access to the house.

First floor - Landing
accessed via the impressive staircase with its hand-crafted wood panelling and beautiful views of the garden, the landing leads to the property’s four large bedrooms and family shower room. From the landing you also access the spacious airing cupboard along with the property’s capacious loft space. The landing and four bedrooms all have stunning oak flooring, that helps to create a warm, restful ambiance.

Master bedroom suite
Occupying the entire west side of the house, the beautiful master suite enjoys charming views over the gardens and over the valley beyond from its three sash windows. There is ample space for bedroom furniture with the benefit of another finely crafted piece of cabinetry in the form of the built-in wardrobes.

En-suite
From the master bedroom you enter the master bath, complete with views over the front gardens of the house. With the choice of the walk in Burlington shower, or a luxurious roll top bath it is the perfect room to unwind after a long day. The bathroom was designed and by Cardigan Bathrooms using stunning tilework and Laura Ashley vanity units.

Guest bedroom
Overlooking the sweeping driveway the en-suite guest bedroom benefits from the same exceptional finish as the master, with built in storage and the same warm engineered oak flooring.

En-suite
Ideal for houseguests, this bedroom benefits from a well-appointed shower room with Tavistock shower and bathroom furniture.

Bedroom three
Enjoying the same open outlook as the master bedroom, this spacious bedroom also has built in wardrobes and a high-quality finish.

Bedroom four
Almost mirroring bedroom three, the final bedroom enjoys the same views over the front approach to the property as the guest bedroom, with the same fitted wardrobes and level of finish as the master bedroom.

Shower room
Accessed from the landing this shower room serves bedrooms three and four. It has a Roper Rhodes walk in shower and Tavistock bathroom furniture and benefits from views over the gardens to the rear.

Externally
The property is accessed via a set of custom-made steel gates which open onto the sweeping tarmac driveway. Via this tree lined driveway, you arrive at the front of this impressive property and its large parking area. From here you have access to the integral garage and the main entrance to the property.
To the rear of the property the owners have recently completed a stunning sun terrace that runs the length of the south facing aspect of the property. Ideal for entertaining throughout the day, the recent instillation of a Jacuzzi hot tub truly completes this tranquil haven. The terrace overlooks the well fenced rear garden, woodland and the first of Neuaddwen’s two lakes.

As you approach the main house the driveway splits to allow access to the stables, workshop and outbuildings, along with additional parking space. The large, insulated, workshop/hobby room with an up and over garage door is the ideal playground for any hobbyist, craftsperson or engineer. Whatever the size of your project or hobby this space is ideal, with water and power (including 32amp supply) all available along with a wood burner for heating. The substantial block-built stables would comfortably accommodate three horses or (as they are currently used) provide additional storage and workshop space. All of these buildings are well-connected with both power and water, which adds to their flexibility. Behind the garage the owners have constructed secure kennels for their dogs, which could be easily removed if not required.

The main driveway to the house is one of four entry points to the property, making the grounds ideal for a variety of buyers. As an equestrian property, the stable block’s proximity to the three paddocks is ideal, with hard-standing by the nearby entrance gates perfect for horseboxes. At the far end of the grounds, the large hard-standing yard would make ideal storage for numerous motor vehicles or boats, with the spacious open fronted wood stores holding enough firewood to supply the house several times over. The potential for Neuaddwen to form an ideal base for a business is obvious, with further development (subject to planning) also clear to see. However, the grounds could easily be made low maintenance by grazing livestock on the paddocks and allowing the woodland to simply grow and mature.
