This four bedroom beautiful home enjoys uninterrupted, mesmeric views straight out to Sea. Sitting in approximately 13 acres of its own land that stretches all the way down to the high tide mark, this versatile home offers an annexe for guests which could easily be utilised for multi generational living.

Extended and improved over the years by our clients the accommodation is cleverly laid out, making the most of the stunning views that surround the property and allowing for easy living. There are several ways in and out of the property, our favourite has to be the spacious boot room, an ideal place to attend to muddy boots and/or dogs. The sitting room with inglenook fireplace and wood burning stove gives it a cosy, homely feel and yet is still light and airy and flows through to the oak framed conservatory with it’s bi-fold doors. Currently used as a dining room, it has some of the best views of any dining room in the Country, with sumptuous views to the Sea and across the mature and well stocked gardens and patio.

The luxurious dining kitchen with wood burner a provides a spacious modern kitchen with an incredible view that we think will have families arguing over who will be doing the washing up. There is a dishwasher, but we doubt it will be used much as any new owner will surely opt to take the time to savour the view and watch waves as they crash against the rocks

Sitting in thirteen acres Gaerwen really has it all, from an ‘in and out’ drive, double garage, vegetable gardens with polytunnel as well as more formal perennial borders, a pleasant wooded trail runs alongside the stream that forms one of the boundaries, while a stroll through the Orchard and across the paddock leads you to a picnic bench with views over the beach.

Seller Insight

“It was the scenery, space and fresh air surrounding the property which first attracted us to Gaerwen,” says the current owner, “the house being set in a peaceful yet not isolated position on the edge of the village of Moylegrove. The house itself was in need of some attention, but the setting was just perfect!”
“Thus, we set about renovating the house to create our ideal home,” the owner continues, “both technically and in terms of its appearance. Outside, we applied a smooth antiqued render to improve the kerb appeal, which we matched on later extensions we made, to lend a unified look to the whole house. Inside, we reconfigured the rooms and joined the adjacent stone barn to the main house to create a large L-shaped kitchen-diner and utility area. We could see that the local area was becoming increasingly popular with holidaymakers, so we built a 4th bedroom for guests, large enough that it could be split into two double bedrooms as necessary. Another addition was the generous oak framed garden room, accessible from the lounge and with windows all around to make the most of the sea views to the north and west and the garden to the south. We spend a lot of time in there, particularly when on sunny winter days when the sun beams in and warms the whole room, or in the summer when we open up the bi-fold doors to bring the outside in, creating the perfect indoor-outdoor entertaining space to enjoy with family and friends.”

The extensive gardens serve as a continuation of the indoor living accommodation, with plenty of space to enjoy the great outdoors. “The house is set on the side of the hill,” says the owner, “approached via a private driveway leading down to the beach. To the north and east sides are fields, and beyond that another field with mature trees and a view over the bay. This is the perfect spot for picnics and barbecues, and our children and latterly grandchildren have even put tents up and slept in the field on summer nights. To the south side of the house is a more formal stonewalled multilevel garden with lawns, a large patio and more trees. We also have a productive vegetable patch and greenhouse which provide us with plenty of fresh produce. Having so much outdoor space around the house is one of our favourite aspects of living here, and this being an area of special scientific interest for the stretch of coastline running northwards from the property, it will remain this way, as no development is permitted on the land.”

The local area has much to offer in terms of community, too. “The village of Moylegrove itself has a vibrant social calendar,” says the owner, “with something always happening in the newly renovated village hall, from craft circles and book clubs, to games afternoons, coffee mornings, and talks by guest speakers covering every subject imaginable. The bustling town of Cardigan is just a few miles away for thriving independent shops, pubs and restaurants, with good road links to larger centres such as Carmarthen and Haverfordwest. The area is becoming increasingly popular with tourists, so in the summer there is a regular bus service linking all the coastal villages, which is of great benefit to locals and visitors alike.”
