HISTORICAL NOTE
Orchardleigh Wood stands within the old Orchardleigh Estate in its own Parish, owned as a single entity by generations of the Duckworth family who acquired the Estate in 1856 from the Champneys who had been at Orchardleigh from the Norman Conquest. Orchardleigh House was built in 1856 by Sir William Duckworth whose descendants sold the Estate in lots in 1986. The House and much of the Parkland including the Island Chapel is owned by the Vincent Family and run as a private house, wedding venue and golf club. The Island Chapel provided inspiration for renowned Poet Laureate Sir Francis Newbolt.
At the centre of the Shoot is Woodlodge, currently occupied by the gamekeeper. The Grade II listed lodge was built as a music room with the round room as the centre piece. When built, Woodlodge sat at the end of an avenue of trees with views down to the original Manor House that was demolished in the mid 19th Century.
Orchardleigh Wood and Parkland was bought in 1991 by the late Mr Charles Fuller who had prior to this been part of the shooting syndicate. Under his stewardship the Shoot was run as a commercial enterprise until the 2020/21 season when it was suspended due to Covid 19 restrictions.
The mainly broadleaf woodland lies at the centre of the commercial shoot and was first planted in 1860. The most recent tree planting was instigated by Mr Fuller in 1991.

Woodlodge occupies a quiet, secluded position set back from the main drive on the edge of the wood with just one neighbouring property. The lodge is thought to have been built in the early 19th Century with the rotund music room at its centre. It has stained glass doors opening on to the east facing rear garden. The original stone lodge was extended in 2002 and refurbished during 2019. The front elevation is particularly appealing with bark covered wooden posts supporting the attic room under a tile roof. The large garden extends to about 0.44 acres and offers scope for further sympathetic extension, subject to listed building and planning consent.

Around the corner from Woodlodge and next to Home Rearing Pen is a stone bothy used by the beaters with a stove, attached stone storage barns and kennels. There is a grain silo and dilapidated storage building. There is a refrigerated cooler unit for game.

COMMERCIAL SHOOT
The shoot last operated during the 2019/20 season managed by Woolley & Wallis with the assistance of a self-employed contracted gamekeeper who has been retained for the 2020 season and occupies Woodlodge under an Assured Shorthold Periodic Tenancy.

Although chicks have been reared in the past, in recent seasons poults have been ordered in April, delivered in June and reared by the Gamekeeper in three release pens.

Typically, the Shoot season operates on a Saturday, fortnightly from the end of October with days re-booked from past seasons or from advertising through Guns on Pegs. The account is currently suspended, and no poults have been ordered for next season pending the sale.

There are 14 established drives that can be reversed depending upon the time of year, weather conditions and where the birds are located on the shoot morning. The principal drives are illustrated for reference within the brochure. Further information can be provided by the selling agents who are also the managing agents.

There are a mixture of sporting rights over 711 acres of land in addition to the 268 acres of freehold land.

GENERAL REMARKS
Occupation; Woodlodge is currently let under a Periodic Assured Shorthold Tenancy Agreement for £250 per annum.

Sporting, Mineral and Timber Rights; All the sporting rights, are in hand and included within the sale. All mineral and timber right as they are owned are included in the sale.

Designations; Registered Parks and Gardens, SSSI Impact Risk Zone, County Wildlife Site.

Basic Payment Scheme Entitlements; A total of 9.52 Basic Payment Scheme Entitlements are claimed by the vendor across the parkland and game cover crop areas and they will retain the 2021 claim. The vendors will use all reasonable endeavours to transfer the Entitlements after completion and the Buyer will covenant to keep the land in good agricultural and environmental condition for the remainder of the year. There will be a charge to the purchaser for the transfer of the entitlements.

SITUATION
Orchardleigh Shoot, part of the old Orchardleigh Estate is located about 2 miles north of Frome. The shared private drive is off the A367 and entered through Castle Lodge gates, sweeping up through glorious parkland to Woodlodge.
The surrounding countryside is undulating with marvellous views through Parkland and Woodland towards the neighbouring villages of Buckland Dinham and Lullington.
The Shoot is within accessible driving distance of Bristol (24 miles) M5 J18 (35 miles); Bath (12 miles) M4 J18 (24 miles) and Mere, A303 (15 miles). There is a mainline railway station at Frome.

DIRECTIONS
From Bath drive south along the A36. At Beckington turn right at the roundabout onto the A361 to Frome. Proceed downhill and at the next roundabout continue straight over onto the B3090. In under a mile turn right onto Iron Mill Lane. Continue to a T-Junction and turn right onto the A362 towards Radstock. Within ¼ mile in a dip turn right onto the main drive between Castle Lodges. The entrance to Woodlodge and Keepers Lodge is on the left shortly before the gold course.
